smallest unit being around 431 sq ft.  even if it is $500k, the lowest possible psf for the smallest unit is also 1160psf.  this is highly unlikely because the smaller units should command higher psf.  It is thus unlikely that $5xxk = $500k.  the 1 bedders r probably at 12xxpsf or more for the better facing ones?

I saw some agents advertsing Fernvale condo for more than $1200 psf (for smaller units) in propertyguru. | ||

http://singaporecondo.guru/parc-botannia-condo/parc-botannia-floor-plans the floor plans are released.  even though the units are expectedly small, the units are still efficient vs other projects recently.  the recently expensive land bids can only yield even smaller units to achieve the desired psf when they are released.  e.g. Serangoon Garden at 965psf land cost can only be sold at  least 1500 to 1600psf and who can afford to buy those unless the units are even smaller than these! |

I think Sing Holdings should be able to first capture 52 cents which was the last high reached in 2013.  If the launch of Fernvale was higher than $1100 psf, the profit would be huge. Minimum profit of $200 psf.  |

i actually think that en bloc not sustainable is good for singholdings.  after they sell parc botannia, they will probably sit on the cash and wait for a plot which is a right price.  (as usual) :) | ||

According to JP Morgan, the enbloc fever usually last about 3 years. So if this is year 1, then still have 2018, 2019. So property stocks is still in the first inning of a bull upswing.  | ||
