I have the following observations. Investment into CLIM: 1.   Should rightfully be for strategic investors with a longer term outlook that the company will perform well 2.   Is not suitable for short term investors hoping to make a fast buck and huge gains like playing a roulette game at the casino and 3.   Should not be a guessing game based on a set of market values of the company.   Proper due diligence of all ongoing progress reports which are publicly available, is required.     |

Hi Pardon my ignorance I have the following question: -When will CLIM be listed? - CLIM' s book value is $2.823 but that does not mean that the listed price will be $2.823, am I right?  Seeing CapitalLand' s track record, it will be usually lower - Can I assume the NAV will be $2.823 as well? - Lastly, does anybody know what will be the gearing ratio of CLIM? Am trying to decide if I shd buy CapitalLand as the 90cts looks very tempting but I need to understand the downside risk before taking the plunge...many thanks for the info! |

This is why your are not correct in that statement...
1. Unlike that IPO CapitaLand is offering a 9c dividend which will be ex dividend on Tuesday ( 2 more trading days ) this is far higher as a % of the cost of the shares than any of the big three bank dividends ( DBS / OCBC/ UOB) 2. Moreover, you have misrepresented the actual facts ... as the full list of what CapitaLand shareholders will get is not effectively a CLIM IPO but actually as follows: A. 0.155 units of CapitaLand Integrated Commercial Trust (SGX: C38U) worth S$0.328 B. S$0.951 in cash C. 1 CLIM share with a book value of S$2.823

You are 100% correct - that?s why it?s an investment not for trading - buy and hold pays off with CapitaLand- the delisting terms are very positive for investors as is the 9c dividend which goes ex-dividend on Tuesday next week - buy and hold.

CapitaLand to acquire its first hyperscale data centre campus in China for $757.7 millionCapitaLand said on Wednesday (April 28) that it will be investing 3.66 billion yuan (S$757.7 million) to acquire its first hyperscale data centre campus in China, the world' s second-largest data centre market and the largest in the Asia-Pacific.
 
The potential acquisition is via the purchase of 100 per cent equity interest in two companies registered in China, the property giant said in a press statement.
 
Located in Minhang District, an established data centre hub in Shanghai, the operating data centre campus serves two of China' s largest telecommunications companies.
 
The hyperscale data centre campus comprises four buildings with a gross floor area of up to 75,000 sq m and up to 55 megawatts of IT power capacity, CapitaLand said.
 
CapitaLand is looking to acquire the data centre campus from AVIC Trust, an investment arm of Shanghai-listed AVIC Capital, and from an unrelated third-party vendor. The property giant expects the acquisition to be completed by the third quarter of 2021, subject to fulfilment of certain conditions precedent.
 
Currently, the group has four data centres in Singapore, 11 in Europe and is the fund and asset manager for the development of a data centre in Korea.
 
With the potential acquisition of the hyperscale data centre campus, the group' s combined data centre portfolio represents more than $2.5 billion in real estate assets under management.
 
Ms He Jihong, chief executive officer, data centre, and chief corporate strategy officer, CapitaLand group, said: " 5G, artificial intelligence and big data are driving the growth of the digital economy and creating strong demand for data centres. Data centres are a growing new economy asset class and represent a global investment opportunity and a key strategic business focus for CapitaLand."
