They should not be recycling into new developments. Rather they should be paying down debt or alternatively buying back shares given the current share price. | ||||

Can consider stocking up for the good dividend. But I remember the days it was closer to like 2.00 and maybe even 3 dollars, if I am not mistaken. Hard to find any good property stock these days

Attended the AGM yesterday. It is interesting to note that this company  just proceed to pay dividends to shareholder, no need to table as a resolution as this is considered interim dividend not final dividend This is good as it does not waste shareholders' time. for FY 2023 they maintains same dividend payout 8 cents per share as FY2022. FY2021 dividend also 8 cents. earlier 5 years dividend were all  6 cents.each. Dividend is stable. share price drop a lot, but up 2 cents yesterday to $1.47 after AGM.  Lol At share price $1.47 and dividend 8 cents, the yield is 8/147 = 5.44%

Yes, property industry is cyclical. But strange you consider this one instead of Capitaland. Is yield so important? I think Capitaland gives better overall shareholders' return. But again, this company is so established since Colonial days, if I am not wrong? Have been considering it since COVID days, but never took the plunge, at least, not yet... ...   |

Straits Trading sells Adelaide property consideration is A$10 million below independent valuation
 
THE Straits Trading Company is selling one of its industrial properties in South Australia for A$52.7 million (S$46.3 million) &ndash an amount that is more than A$10 million below an independent valuation.
 
Disclosing this on Friday (Apr 5), the conglomerate-investment company said the purpose-built modern distribution facility in Adelaide &ndash 34 Share Street, Kilkenny &ndash was valued by CBRE Valuations at A$64.3 million, as at Dec 31, 2023.
 
The valuation is based on the capitalisation and discounted cash flow methods.
 
The group said the proposed sale is in line with its stated strategy of redeploying capital from its existing property portfolio of high quality but low yielding investment properties into potentially higher return real estate opportunities via its unit, Straits Real Estate.
 
It said it has &ldquo consistently articulated&rdquo this strategy to shareholders.
 
Meanwhile, it said the A$52.7 million consideration was arrived at after arm&rsquo s length negotiations, on a willing-buyer and willing-seller basis, taking into account the property&rsquo s valuation, and will be paid in cash on the sale&rsquo s completion.
 
The proposed sale is not expected to have a material impact on the earnings per share and net tangible assets per share of the group for the financial year ended Dec 31, 2023, the group stated, adding that it will not have any impact on the issued share capital of the company.

Low retail intretest. last 5 years return is - 23.49%.    Any 3 local banks doing better and with consistent higher dividend yield:- Last 5 years same period (Source: Yahoo Finance) 1) UOB is +12.08% 2) OCBC is +18.57% 3) DBS is + 35.38% Any 3 banks would do better. Think same story going 5 years out to 2029. I will put my money into DBS & OCBC particulayly for likely better investment outcome. DYODD. Cheers |

They stopped their share buyback in Jan 2024, 1 month before the full year results. i suspect they are waiting to renew their share buy back mandate at the AGM which should be somewhere in mid April 2024 before resuming. Once they re-start their share buy-back (which I presume will be after the AGM) the stock should rally back.  |
