At the moment, it seems that 7.2ish is the resistance level on the low side. And, 7.8 ish is the resistance on the high side. On the other hand, analyts from CIMB and DBS think that it should be a 8ish or 9ish counter. Only time will tell how the market moves.

In strict accounting terms, Capital gains (loss) in investment properties are exceptional items that will happen year after year. So, it is part of the " normal" profit/loss of property firms. Given that this is very material in terms of size, so the underlying profit vs capital appreciations are displayed separately. Investment Property is part of HK Land' s equity and part of shareholder' s equity too. For instance, when we calculate the Debt/Equity Ratio, we should include the full value of the Investment Property as well. Hence, its Debt/Equity Ratio is very low like less than 6%. It is a very prudent company. Their financial gearing is very low amongst property counters.

It is clearly inappropriate to include revaluation gain of non-trading items in the calculation of PE. The actual business performance is reflected in the underlying profit in the annual report... and that will give a PE of around 20 at current price.

Cases for HK Land:- (1) Great 2017 First Half Result. - Underlying Profit (Normal trading profit) increased by 32% - Investment Properties value increased by 147% - Low Debt - Net Asset Value per share stands at USD 14.54 (refer to more details as per the chart below) (2) USD is trending higher again once the FED announced it will begin to roll off its USD 4.5 trillion balance sheet from October 2017 onwards. We are expecting the exchange rate of USD (i.e. price of USD) will continue to increase over time as and when the supply of USD in the market is kept reducing by USD 10 billion per month to USD 50 billion per month over time. Welcome. I am guessing based on the info available on the net. Not too late to get in MO or other hotel shares like Shangri La.. The estmated selling price for Excelsior is astimated to be around USD 3.4billion. Now, after 20% gain yesterday, the market cap of MO is still around USD 3.1B....
Given this in mind, would u not want to unlock the value of HK Land if u were somebody in Jardine? Good day!

Agree! Bulk of HK Land property dev income are from Singapore and mainland China. RMB is doing very well against Sing Dollar past month. Their income dhould be reflated appropriately in USD. | ||||

Actually the drop in USD should not have much affect on the valuation to this shares. 1. The FS is presented in USD, drop in USD would reflect increased sales and forex gain. Company value increase. 2. I had checked the 120 days futures USD/SGD, the effect is of minimum, expected to drop but not much. Even if conversion loss, u will be compensated by capital gain from share price increase. And December is always a good month to change USD to SGD. Strong purchase power for Christmas will push up USD. |

today closed 7.27 which is six months low. Tp by DBS 8.93 , CIMB 9.10 NAV U$14.54, half price now, and enjoy dividend yield 3.54% |
