But if you look at the historical charts, CES hit $1 before the GFC in 2007 and then crashed down to 20c during GFC. It then rebounded to like 40c range and then spike to 90c on news of projects like the tower melbourne and alexandra central. Alexandra central has been realised but TM still a wild card at best. Should TM be realised, $1+ again is possible but should TM fail, we are looking at around 50-60c range again. At the moment, the bigger picture is slowdown for property sector and impending rates rise will impact property counters all around, so CES will be affected too. wish you luck, though i' d consider buying more rather than selling if it dip below 60c. the RNAV is still pretty good..

x 0   x 0  Alert Admin	Share ur views, especially Australia.  Melbourne appears to be a favourite place n a wonderful city.  But there again, the govt there wldn' t sit still if the mkt gets too hot.  In spore, my take is the current situation calls for a tweaking sooner rather than later.  With recession potentially looming, the constn sector is likely to be in line for some fiscal stimilus.  Public-sector projects cld be accelerated (so, HLS, Koh Bros, LB n CES, amongst others,  may see an increase in constn projects).  Private properties wld probably see some scaling back of cooling measures too, but, of course, they' ll be extra careful with how they manage it.    Still,   with rising interest n access to easy $$$$ gone, I believe  a little  fresh air needs to be breathed into the mkt, n it it probably will be.  In the meantime, a lot of these constn-property coys have moved externally to sustain themselves, n I think they will, especially the early movers.  HazardKoh      ( Date: 07-Nov-2015 18:02) Posted: and vietnam too :) edwinjup      ( Date: 07-Nov-2015 17:24) Posted: The battlefield is now in Australia....don' t underestimate ....lol

Nowadays not much " meat" left unlike 5 years ago when condos and industrial buildings  sold like hot cakes and  fetching high price. Examples like Hock Lian Seng, Wee Hur Chip Eng Seng etc... Wee Hur facing the same problem too, not much future projects left, 1  industrial property development launching due for TOP in 2018, in between now to 2018, profit will be back to pre-2010 where  majority of their profit comes from construction activities, which means u wun get to see huge profit anymore... maybe consistent small profit of around 1-3 millions per quarter. No more 10million in one quarter type of thing already. So share price for CES and Wee Hur will be  steady but no longer " exciting" . For those risk adverse investors, maybe is still ok but for those who wants more return, i think shd look at other counters liao if not u will be bored to death cos u will have to wait a few years for share price to appreciate as the remaining properties are being completed.
