OK, thanks for sharing, if that is the case i will not sell but on the contrary buy more at 60c.maybe buy anther 10 lots to keep. I like your site, u talk sensibly.  Thanks to you n tangsookiam1947, for your contribution. pls continue to contribute here. We need both of you who are knowleagle.  it doesn' t matter if opinion are different., cause if they are the same than we cannot make decision and learn nothing.  you both shown good acumen. Ima not a trader so shorting not for me. But if you look at the historical charts, CES hit $1 before the GFC in 2007 and then crashed down to 20c during GFC. It then rebounded to like 40c range and then spike to 90c on news of projects like the tower melbourne and alexandra central. Alexandra central has been realised but TM still a wild card at best. Should TM be realised, $1+ again is possible but should TM fail, we are looking at around 50-60c range again. At the moment, the bigger picture is slowdown for property sector and impending rates rise will impact property counters all around, so CES will be affected too. wish you luck, though i' d consider buying more rather than selling if it dip below 60c. the RNAV is still pretty good..

My sense is that it' ll still pay 4c.  Maybe, if lucky, +1c SD.  Overall, this yr' s result shd still be good.

It pay quite good div every yr too, since 2013 i vested, but i did buy some at 80c too. my ave is 60c. wish me luck. Good that you share, although the point was not so good for those vested, but it got basic to say these point too. Agree with you. I will not hestitate to cut it if come dwn to 60c.

come to think of it, your point is quite true too. But I am vested long ago, my avre px is much cheaper, and I am in the black over all, so I would just leave it there since I got only some 20 lots only.

Astute businessmen don' t think like u n me.  They know how to smell the mkt, sniff out good deals n find ways to make things happen even when some risks appear that daunting.  If they  just keep  sulking   n looking into pessimist' s mirror, a lot of business will not be sustainable.  It' s not only HPR that has sold well.  The Yishun mixed development sales in the midst of a difficult mkt  were  also a big credit to CES.

SIBOR rate has alreay been going up for a while. Despite this, High Park Residence (We are talking about 1600 units!!!!!!!!!!!!!) selling like HOT CAKES!!!!!!!!!!!!   Now, more than 90% sales for HPR. Just look at other developers?? This is where the track record is.. |

Share ur views, especially Australia.  Melbourne appears to be a favourite place n a wonderful city.  But there again, the govt there wldn' t sit still if the mkt gets too hot.  In spore, my take is the current situation calls for a tweaking sooner rather than later.  With recession potentially looming, the constn sector is likely to be in line for some fiscal stimilus.  Public-sector projects cld be accelerated (so, HLS, Koh Bros, LB n CES, amongst others,  may see an increase in constn projects).  Private properties wld probably see some scaling back of cooling measures too, but, of course, they' ll be extra careful with how they manage it.    Still,   with rising interest n access to easy $$$$ gone, I believe  a little  fresh air needs to be breathed into the mkt, n it it probably will be.  In the meantime, a lot of these constn-property coys have moved externally to sustain themselves, n I think they will, especially the early movers.
