for a city to be attractive to foreign investment. think 3 things most important. 1. number 1 place to make money. 2. number 1 place to save taxes. 3. number 1 place to have fun. the cities over the world who has 1 of these are like honey attracting investment. if the cities that has more then 1 then it is more attractive. |

We are no.1 in economy competitiveness. https://www.imd.org/news/updates/singapore-topples-united-states-as-worlds-most-competitive-economy/ Singapore may not be doing well. But the other countries are in much worse shape. For e.g malaysia.

recession is knocking our door. Government provides skill future training, upgrade workers skills, does it help with many multinational companies moving out their business from Singapore? are we moving toward the right direction?  not many highly skilled jobs created does it still require training? Mainly many are faced operational cost too high and lost of competitiveness. |

" It is less risky to hold on to the preference share and sell the common share."   Why the answer is No... Benefits of preference shares 1. Preference share shareholders have the right to receive capital before common stock shareholders, in the event of company bankruptcy. (Not likely to happen ) 2. Typically pay a fixed dividend (4.7%) unlike common stock. (Annual Dividend is fixed at $1.20 for ordinary shares. Current yield for ordinary share is 5% which is higher than the 4.7% for preference shares) Below explained why DBS share buy back.

No, not really. Some backgrounds.... DBS Group Holdings is offering (Nov 07, 2013 ) to buy back $800 million of an outstanding $1.7 billion preference share issue, offering in exchange new notes with a higher payout and a shorter tenor. Existing note holders can, via a tender, exchange at par for the new notes which will pay out 4.7 - 4.9 per cent, and has a call date in November 2019, the bank said Nov 07, 2013 . The callable date for the existing preference shares is 2020. The non-cumulative non-convertible non-voting class N preference shares have a payout of 4.7 per cent. Preference shares  can be converted into ordinary shares.  Given the above info. and DBS will pay S$1.20 per share in dividends from 2018 onwards .... Current yield for ordinary share is 5% which is higher that the 4.7% for preference shares, it' s wise for DBS to buy back shares as long as price is $25.53 ($1.2 / 4.7%) and below..... and convert the preference shares into ordinary shares when due.

DBS common share yield is only marginally higher than its preference share. It is less risky to hold on to the preference share and sell the common share.   | ||||

Important though Minister Wong recent comment that Gahment has achieved their objective. I would be keen to buy No 7 under kid name, before they relax cooling measures.

Gahment is likely to be keeping a close watch n tweak cooling measures to keep mkt in check though.

What is bad for banks NIM from lower interest rates - will be incredibly good for SG property and REITs. I am totally exposed to the latter.
