nav $10.12  rnav $17.12  why share price only $6.06? shows that investors do not value share price base on nav. so changing books value from conservative purchase less dep, to rnac will not have much impact on share price. rather different investors looks at it different way.  div demons look for div. the current already too low. high returns on investment are some considerations. like st katherine docks. purchase . $636m spend is cost. people look for return. a few percentage returns is for people who sits down do nothing.  investors will need to see what can one do about the purchase. next to iconic tower bridge which often mistaken as london bridge.  how many tourist foot fall can one move over to st katherine docks. how much perfume, skin care , lip sticks can the shops in the docks sell?  well managed it can grow more towards orchard road type of place. not so well can go down down to like camden town. i hope to see in next report.  invested amount, length of time to complete, potential sale income and est. profit. telling how much purchase is spending money.  earn money is what investors want not spend money.  earn money with no spend like asset light is best. dyodd  |

SINGAPORE ? A recent four-day preview of The Residences at W Singapore Sentosa Cove attracted 3,200 visitors after prices of unsold units were slashed by over 40 per cent from 2010 launch levels.
The high turnout surprised market watchers and indicated that buyers are ready to commit if developers adjust pricing.

Property investment definitely should be long term I agree. The transaction costs are so high - they will erode any gains made if you keep churning. The issue is that the UK is a bad long term bet going forward. You can look back and say the mid 90s to say 2016 was a good time but the past is the past. The big unavoidable issues they have are they have an unsustainable govt debt problem which the labour govt will try to solve by raising taxes on wealthier people (including property owners), and they have brexit which will limit their ability to grow out of the problem. On top of which Singaporean investors will get doubly hit because of currency. Citydev is better off focusing at home. That way it will close the gap between its share price and fundamental value.

Fair enough labor is likely to win and the possible taxes to be levied.
But property investment is long term over many adminsitrations. The UK property market has demonstrated resilience even in face of political uncertainty. Not the greatest profits, but will not lose too much. I'd buy property in UK if I had the occasion to. But property management is extremely expensive. |

There is no guarantee in life except death. But I would say it is almost certain labour will win the next election. The Uk betting market odds currently imply a 90% probability that labour form the next government and an 88% probability that they will achieve this via a labour majority. In such a situation they will have complete control - there is nothing the opposition can do to block their legislative agenda over the next five years. Potential labour policies include increases in stamp duty, capital gains, inheritance tax, wealth taxes and the introduction of rent controls in areas where rents are high like London. Such policies would materially destroy property values in high end areas like central london where all Citydev' s residential properties are. It is almost as if companies like Citydev have a target on their backs. Hung parliament would be better as it would constrain labour from its most aggressive policies. But Labour will almost certainly win a majority by itself and hence the worst is likely to come to pass.

the conditions are similar between hk and shenzhen. hk old people want to retire in shenzhen for lower cost living. it is the setup, procastinations etc that is stopping them. anyone with the right property setup can arrange it and make it easy for them can make money. |

those who work in singapore and stay in malaysia make the best of both world that is possible getting higher salary sgd and lower cost of living in malaysia in myr. many wanted to do it . just hessitate due to procastinations, uncertainty about safety, no friends once there. the trouble of crossing the causeway jam daily if work in singapore etc. anyone who can organize the living in jb with a singapore community that address these concerns win. renr the accomodation there. keep the singapore property to rent. use the rental income to pay for the rental and living expenses in jb. think still has left over. transport, grab can help.  it is up to those able with connection to organize it.  big player can rent an entire condo or blocks then sub rent to singaporean who wants to stay there. get them to assign the singapore house/hdb to be rented out. managed etc. with a small cut in rental income. win both ways. |
