Ascott to open lyf co-living property in Fukuoka, JapanCapitaLand' s The Ascott on Tuesday said it will be opening its first lyf-branded co-living property in Japan on Wednesday.The property, lyf Tenjin Fukuoka, is the first of six lyf properties slated for opening this year in Singapore, Hangzhou, Shanghai and Xi' an. The 131-unit lyf Tenjin Fukuoka is part of the Resola Imaizumi Terrace by NTT Urban Development, a development with commercial, retail and food and beverage components. It is located in Tenjin, a major shopping and recreational centre in Fukuoka, as well as near the business district. The co-living property is also within the vicinity of the Daimyo and Imaizumi areas and close to cultural attractions such as Kushida Shrine and Tochoji Temple. lyf Tenjin Fukuoka is a five-minute walk from the Nishitetsu Fukuoka and Tenjin Minami train stations and a 20-minute drive from the Fukuoka Airport. Ascott regional manager for Japan and Korea Tan Lai Seng said Ascott is confident that the first lyf property in Japan will meet the demands of guests seeking flexibility, value and an enriching community experience. " We expect strong domestic demand for lyf Tenjin Fukuoka including corporates and leisure guests from major cities such as Tokyo and Osaka as well as other cities in Kyushu," he said. Ascott' s Japan portfolio consists of over 5,500 units across 30 serviced residences, co-living and rental housing properties as well as hotels in nine cities, including gateway cities like Tokyo, Osaka and Kyoto. Ascott expects to open a Citadines-brand property in Yokohama in 2023, its first property in the city.   |

CapitaLand sets up S$50m innovation fund to drive sustainability efforts Property player CapitaLand has set up an innovation fund with a S$50 million commitment over five years, to support the testbedding of sustainability and other high-tech innovations in the built-environment space. The move was announced by chief executive Lee Chee Koon at the finale of the inaugural CapitaLand Sustainability X Challenge, where two sustainability-focused companies, Inovues and Climatec Corp, won S$50,000 each to fund their pilot projects with CapitaLand. The innovation fund is part of CapitaLand' s sustainability efforts. In October 2020, CapitaLand opened the Smart Urban CoInnovation Lab at the Singapore Science Park in partnership with the Infocomm Media Development Authority and Enterprise Singapore, with sustainability as one of its focus areas. The company will also redeploy interest rate savings from its sustainability-linked loans towards the its sustainability initiatives. Shares of CapitaLand closed flat at S$3.74 on Friday.   |

The management of Capitaland seems to be more investors friendly compared to some others like SPH.. So quite confident they will try to give good dividend at least in the 1st year listed as CLIM to attract institution investors. After that, err I not too sure already... I see many reits giving good dividend when first listed for a few years then start decreasing.. but of course good ones like Mapletree etc are seeing improving dividends. So CLIM should be on par wth Mapletree i feel.

the govt is going to give up the fight against covid... they going to treat covid as endemic.  So next time they dun care liao... they dun even bother to keep track and update the cases liao. So i assume this 4 days closure for deep cleansing will not happen again liao... I got a feeling if they really going to ignore the day by day cases, we may end up like India or taiwan where death cases start increasing and covid getting out of control. What is not so clear now is the dividend policy of CapLand Trust, after the REIT is listed.  CapLand pays pathetic dividends so far.  If the REIT can match like 5% yield, that is already a great improvement, in my books.

Relax ! CapitaLand is best company on SGX Definitely a solid BUY please see my earlier post  In that post I explain that CapitaLand will rally to $4.10/4.20 before delisting  then after delisting can easily have a cumulative value of over $5
