$20 m for A & A is very very expensive.    More than S$130 psf ... newbuild industrial building cost only about S$200 psf.Also did not fully utilise plot ratio. dont know what they are thinking. What to do? same nonsense again from the Manager Vote down the new unit issue resolution at the AGM otherwise even more nonsense akan datang spend finish your money and then ask for more money   |

Management announcement of AEI for Tuas property could be done better. $20 m for A& A is not small sum. Announcement lack key info like: 1. Any increase in lettable space? If so, by how much? 2. Was plot ratio under utilised before A& A? Will it be fully use up this time? Instead, they talk about NTP success story. Actually cannot compare. NTP is freehold business park with commercial component. 1TA4 is purely leasehold industrial property. |

Sabana Industrial REIT obtains provisional permission for 1 Tuas Avenue 4 AEI
 
The manager of Sabana Industrial REIT M1GU 0.00% has obtained provisional permission from the Urban Redevelopment Authority for the additions and alterations works to 1 Tuas Avenue 4 (1TA4), a key milestone for the commencement of asset enhancement initiative (AEI) at the property.
 
1TA4 is in close proximity to Tuas Mega Port and Tuas Medical Park. The main contractor for the project has been appointed, according to the trust&rsquo s bourse filing.
 
The development cost of approximately $20 million will be internally funded.
 
The project is targeted to obtain its Temporary Occupation Permit (TOP) by 1H2024. The manager is currently in discussions with prospective tenants which includes companies in the logistics and manufacturing trade sectors.
 
Designed to comprise an approximate 156,000 sq ft warehouse, production and ancillary office on an ambient basis, the project will include ample loading bays with dock levellers as well as a 25-metre voluminous ceiling height space &mdash ideal for an automated storage and retrieval system.
 
1TA4 will also incorporate solar panels, which could potentially generate more than 1,000 megawatt-hours of energy per year. It will target to attain a minimum Green Mark Super Low Energy certification post AEI-completion.
 
This project is the manager&rsquo s second AEI, following the completion of the NTP+ mall at the REIT&rsquo s flagship property, 151 Lorong Chuan (New Tech Park) in 1QFY2021. Post AEI-completion of New Tech Park, the REIT saw an uplift in its revenue contribution as well as portfolio valuation.
 
&ldquo Demand for warehouses continues to be a bright spot based on our leasing enquiries and the positive response that we are seeing. Going the route of additions and alterations will enable us to achieve a relatively shorter project timeline and at the same time, maximise the use of the existing building structure.
 
&ldquo The strategic location of our building in Tuas, within established industry clusters and good connectivity, represents an attractive and ideal space for prospective tenants,&rdquo says Donald Han, CEO of the manager.

If you do not actively trade this counter, can just leave the odd lots alone. And subscribe to dividend scrips. I get odd lots all the time from the dividend scrips (not from from selling to Valore). Subscribing to dividend scrips allows you to auto-reinvest your dividends with zero transaction cost. During retirement, you can then switch back to cash for the dividends. It' s an easy painless way to grow an additional income stream for retirement without coughing up extra capital now.

If no hurry to sell, can wait for next dividend and opt for shares instead of cash since last round they offer this option. Then again, it depends on how many shares you can convert from next dividend...buying odd lots is costly in view of the comms and cdp charges....

i assume odd lot is you have shares like 102 or  99 .. In this case, In the next scrip distribution , just calculate the shares you need to round them off to 200 let say you got 102 shares or 100 if you got 99 shares ..that is what i do .

Last year they gave Tech Park vouchers. But hor, I went, 3 out of 5 merchants do not accept. How can like that? This year can attend physically. I' ll go see got excitement or not...haha. Will vote no for issue of new units. Other resolutions see how first. |
