Could be that reit manager or someone related is pushing up unit price so after AGM they can quickly make use of mandate and issue units. Anyway, resolution 4 is bad for unitholders as it will push down unit price. Vote against!!! And also vote against resolution 3. If you look at the AGM notice, Sabana says that if Ms. Elaine Lim is not approved by unitholders as an independent director, she will remain on the board as a non-independent director. Well, that makes of mockery of unitholders' choice. Whether or not they approve Ms. Lim as independent director she will remain on the board. HA! HA! HA!  | ||||

After Swiss Group Volare bought over 10% of Sabana recently at S$0.465, could it be them securing more shares from the open market to support their previous decision to buy in price level.    Subsequently, they may want a controlling state in Sabana.... not sure how the rules in SGX........    | ||||

very likely option 3 Sabana reit now trading at lower dividend yield that other reits or maybe price being pushed up as placement and rights coming.   |

Why the sudden interest & price increase in Sabana REIT? I can think of a few possibilities. Speculations only hor. 1) Market now also includes Sabana in its play on REITS since it is undervalued & has more headroom to rise. 2) Other European & US funds, like Valore, are investing into Singapore REITS for the steady dividends. Sabana is undervalued & a cheaper target compared to the popular but expensive REITS. 3) ESR is pushing up the market price/value prior to negotiations to sell off its stake to potential buyers. |

think ESR want to sell the Manager, like Manulife US REIT.    new party after buying the manager at high price will want to keep raising money and injecting their assets in. Better vote down the share issue thing at the current AGM otherwise share price will come down if there is rights and placements. without the share issue thing, buyers also not interested.

I was one of the shareholders who said no to merger in December 2020. Since then Sabana has returned big time. At next AGM I' ll say NO to rights issue again. Reit manager should focus on its job and improve portfolio (occupancy rate, AEI etc). They are accountable to US, the shareholders!! Using money from rights issue to buy property only fills their own pockets. Rights issue mandate is NONSENSE!!!  | ||||

looks like gonna be privatise already. following from TheEdgeSingapore:   ESR plans to simplify business, " evaluate" Cromwell, monetise sub-scale REITs&ldquo We&rsquo re mentioned there is about US$700 million to US$1 billion of non-core assets we are looking to divest. We&rsquo re very clear. We are evaluating our stake in Cromwell, they have embarked on their own value maximisation exercise. We&rsquo ve said we will look at the other REITs we manage. We want to have scalable REIT vehicles. If those REITs can&rsquo t be scaled further, we are going to monetise those. That&rsquo s the top of our priority list and we see the opportunity to get that done this year,&rdquo Perlman says, adding that he would like to divest the REITs which are sub-scale.  |

Sabana Industrial Reit&rsquo s portfolio occupancy rises to 92.6% in Q1
SABANA Industrial Real Estate Investment Trust : M1GU -3.19% (Reit) posted a rise in its portfolio occupancy to 92.6 per cent as at Mar 31, up from 91.2 per cent as at Dec 31, 2022.
 
The Reit saw strong leasing momentum backed by robust demand from third-party logistics providers between January and March this year, with significant growth in demand for the Reit&rsquo s warehouse and logistics properties, its manager said in a bourse filing on Monday (Apr 10).
 
The Reit&rsquo s total portfolio occupancy excludes its property at 1 Tuas Avenue 4, which is undergoing asset enhancement initiatives.
 
In the quarter, the Reit&rsquo s manager executed 25 new and renewed leases totalling 336,650 square feet (sq ft).
 
This includes a new lease totalling 24,300 sq ft at 10 Changi South Street 2 a new 30,530 sq ft lease at 34 Penjuru Lane and two new leases totalling around 66,000 sq ft at 51 Penjuru Road.
 
The manager also signed a forward renewal with a master tenant &ndash technology distributor and solutions provider Avnet &ndash and achieved positive rental reversion. The next master lease renewal in the Reit&rsquo s portfolio is due in the second half of 2024.
For Q1, the Reit achieved positive rental reversion of 13.6 per cent.
 
Donald Han, chief executive of the Reit&rsquo s manager, expects the strong leasing momentum to remain in the second quarter.
 
He said: &ldquo The manager seeks to strengthen the Reit&rsquo s tenant mix to include tenants from the defensive and expansionary sectors and ensure a well-diversified tenant base to enhance cash flow resilience against current global challenges.&rdquo

Ben from Business Times wrote a great piece on the Manulife US REIT today,    that any new sponsor group that forks out a substantial amount of money for the manager will likely be motivated to rapidly expand the real estate investment trust (Reit) portfolio which could mean dilutive placements and rights issues. https://www.businesstimes.com.sg/.../mirae-should-think... This is unfortunately the same situation at Sabana REIT due to ESR paying more than $35million to purchase the REIT Manager from Vibrant and other shareholders. Doing rights and placements to purchase assets will significantly increase the fees and profit that unitholders have to pay to the REIT Manager and ESR. Since 2020, Unitholders have done so well together to protect and increase the value of our investment in Sabana REIT by voting against rubbish resolutions which are not in our interest despite what the REIT manager recommends. Unitholders have to stand together and VOTE AGAINST RESOLUTION 4.   We say NO TO PLACEMENT AND RIGHTS AT SABANA REIT.
