When I opened the link posted below, my immediate response to the headline was, ' What rubbish!' . SIBOR is still only at 1% n the headline was screaming, ' record high' . I wld think it is still near historical lows. Cld anyone enlighten us as to what SIBOR was abt 15 yrs ago when housing loan rates were > 3%? Then the article went on to quote a UOBKH review. It said that affordability had worsened by abt 4ppts. This again is inaccurate because the rental income was ommitted from the calculation of monthly family income. By factoring in the rental income, the difference wld have been abt 3.1ppt. I think the family wld still be very comfortable with the 1% increase in interest. What they wld get after 25 yrs, assuming they are able to rent out the hse at 3% yield (based on $1 mil loan) and an overall tenancy rate of 20 yrs, is probably a big, big windfall. The long n short of it is property investment remains an attractive option for a lot of people.

My view is pty mkt is unlikely to crash.  Authorities will tweak control measures to ensure a soft landing.  If  crash does  happen, n the finger points at them for engineering it, the consequence for them cld be enormous.  Anyway, guaging from the considerable interest in the Sturdee Rd tender today, developers might be beginning to see a small ray appearing at the end of the tunnel.  Highest bid nearly 800 psf.  Will translate into ASP of abt $1,400.  Seems bidder must have had some optimism.

If I recall correctly, interest rate last touched 5% during the Asian Financial crisis around 1997/98.  But it has not reached that level since I took my housing loan for my present hse in Aug 2000.  I started by paying 3.9%.  Then gradually it went down nd down, until I' ve been  paying 1%+ for the last 5 yrs.  Anyway, it was reported in BT today that MAS intervened to prop up the S$ when SIBOR touched 1%.  So, chances are speculative shorts on the S$ might ease off, n SIBOR might take a breather too.
