The Rights Issue exercise done recently has been used to help prtially finance the acquisition that has been completed as below :- https://links.sgx.com/FileOpen/1%20-%20Acquisition%20Completion%20and%20UOP%20Announcement%20-%2015%20Feb%202019.ashx?App=Announcement& FileID=543672 BUT Section 1.5  of the above ann' t  says : The acquisition Gennevilliers is not expected to have any material effect on the net tangible assets or the distributions per unit of CEREIT for the current financial year. What is happening ?? An acquisition that has been completed a few  weeks into FY19 will NOT have any effect on the dpu for the whole of FY19 ???? The acquisition of Gennevilliers is said to have been completed on Feb 4, 2019, but there will be no rental collection from date of completion of  acquistion ? |

I think,... the best thing to do for now pertaining to these two Eur-denominated counters is to see the coming Q4 and FY18 results reporting on the following dates :- 1) Cromwell European REIT : 27.2.2019. 2) iREIT Global : 14.2.2019. Don' t move yet,..... |

iReit looks well managed and has few nice properties. however their risk is  much more concentrated than Cromwell REIT in just  a few buildings in Germany. the manager is on the lookout for acquisitions to grow their portfolio, so I would wait until it becomes clearer what they are buying, at what price and how they will finance it...I expect them to do a rights issue in the next 2 years for sure...

this was clearly a negotiated sale you can' t possibly throw 10% of the share capital in the market without causing a much larger price drop... for every seller there is a buyer --> the seller is a PE specialised in special situations, distressed,..., and they typically do leveraged deals with  a relatively short investment horizon. for them this is probably normal  repositioning since there are much more interesting distressed deals expected to come up for which liquidity is needed...REITs are too boring for PEs... the Tangs raising their stake at EUR 0.455 is a positive sign for me. it would be interesting to see who are the other buyers...

Tq for replying, bro,.. I don' t have the full details offhand, but we can refer to more details for Cromwell if we look at details for the ctr : CMW in the ASX. I recalled the European props are held under European Funds,... unlike CMW' s Aussie props which are held as real estate assets.

I avoid this stock as far as i can. doesn' t its recent history of IPO ring an alarm bell. read the reasons for its then ipo withdrawal, and coupled that with its recent acquisitions raise more question? i scratch my head. sure to lose money for those vested. |

Do you have any  information, hard facts  about their European Fund? My understanding was that all of Cromwell' s European assets are AUM, which they manage for institutionals, but do not own...

Sponsor-wise, I' m sure CMW in Australia will still have properties in their European Fund that  can be injected into this REIT. Only issue is if the quality of the properties is good enough. ARA holds a substantial stake in CMW,....shouldn' t this signal something ?,.... |

somebody needed EUR 100 mio and must have done a block sale...looks like a correct price  for both  buyer and seller expect this counter to fluctuate  in a range  between  EUR 0.45 and 0.50 for the next year or so, until more asset acquisitions may move  the needle  if the manager can find some good assets at good price  since there is no sponsor with a portfolio to inject here (you judge whether this is positive or negative!) let' s not forget that  REITs are boring and you need a lot of patience, but in return you get stable 8-9% yield |
