Joelton      ( Date: 25-Aug-2026 09:19) Posted: Analysts see Wee Hur benefitting from Singapore construction boom dorm lease extension could be next catalyst Analysts are remaining positive on Wee Hur&rsquo s prospects as the company is likely to continue to benefit from Singapore&rsquo s construction upcycle and strong demand for purpose-built workers&rsquo accommodation (PBWA) and purpose-built student accommodation (PBSA) properties. On Aug 14, the group reported earnings of $45.3 million for the 1HFY2026 ended June 30, 17.1% higher y-o-y, due to strong construction execution and the continued ramp-up of its worker dormitories. Revenue for the period was up 4.9% y-o-y to $163.6 million as revenue from construction and the workers&rsquo dormitory business rose higher progressive recognition across ongoing projects and Pioneer Lodge and Tuas View Dormitory contributing for the full half-year period. This was offset by lower revenue from property development and fund management, which fell from the attainment of Bartley Vue&rsquo s temporary occupation permit (TOP) and the absence of the one-off Fund 1 performance fee. The figure from the fund management business comprises recurring management and development fees. DBS Group Research analysts Ng Jia Hui and Derek Tan highlight three positives, which includes the group&rsquo s strong Singapore construction pipeline, significant profit upside from its Australia land subdivision business and workers&rsquo dormitory, which they expect to remain a key recurring income pillar. &ldquo The construction supercycle provides a supportive backdrop, with the construction order book standing at $598.9 million as at June 30 and a further $262.2 million expected upon the award of the Upper Thomson Road development, extending earnings visibility through FY2031,&rdquo say Ng and Tan, who have a &ldquo buy&rdquo call and an unchanged 12-month target price of 90 cents. On its Australia business, CIO Goh Wee Ping noted, at a briefing to media and analysts, that the group had three options to unlock value. The group could either fully divest the portfolio to recycle capital, divest a partial stake to hold some upside, or hold and develop the projects and take the lot sale proceeds through the cycle. According to Wee Hur&rsquo s slide deck, a cycle takes around three years, which includes acquiring and assembling the land, obtaining development approval, commencing civil and infrastructure works and conducting lot sales at the end of it. Wee Hur&rsquo s lots, Cryna 1, 2 and 3, which is located some 70km south of Brisbane and comprising over 2,000 residential lots, is expected to be &ldquo very profitable&rdquo over the next one to two years, said Goh. To Ng and Tan, further occupancy gains in Wee Hur&rsquo s workers&rsquo dormitory business are likely to contribute more income to the group&rsquo s overall topline in 2HFY2026. The group&rsquo s lease for Tuas View Dormitory expires in November the group expects to have an update this October. Management said it expects the renewal to be &ldquo not more than three years&rdquo based on its past experience, and as such, it does not expect to put in much capital expenditure (capex). Any expenses incurred will be for regular maintenance as the dormitory already meets the current dormitory transition scheme (DTS) standards, first announced by the Ministry of Manpower in 2023. At the same time, Pioneer Lodge, which recorded an average occupancy of 65.9% in 1HFY2026, has continued to see higher take-ups, with a rate of 92% currently. The group currently has over 25,000 PBWA beds in Singapore with a monthly bed rate of between $510 to $550. Meanwhile, Wee Hur&rsquo s Singapore property development business is likely to remain &ldquo subdued&rdquo in 2HFY2026 as revenue recognition from Bartley Vue is likely to be &ldquo minimal&rdquo during the period, note Ng and Tan. Revenue from the property development business is likely to pick up in FY2027 with sales in the 596-unit mixed-use development at Upper Thomson Road targeted to launch in 1H2027. &ldquo We expect development earnings to pick up from FY2027 as sales and construction progress. Importantly, each development project provides three potential income streams for Wee Hur - equity returns, development management fees, and construction fees as the main contractor,&rdquo write Ng and Tan. To PhillipCapital&rsquo s Chong Yik Ban, an extension of the lease for Tuas View Dormitory beyond this November could potentially act as a share price catalyst. &ldquo The Singapore government announced five purpose-built dormitories (PBD) tenders totalling 40,200 beds to be tendered between 2026-2027. We believe this signals that the government anticipates a shortage of dormitory beds amid the progress of major construction projects such as Changi T5, MBS (Marina Bay Sands) Integrated Resort, healthcare facilities and [the] Cross Island Line,&rdquo he writes. &ldquo In 1HFY2026, [the] construction sector&rsquo s progress payments rose 14% YoY to $22.5 billion, and we expect it to trend higher in 2HFY2026. Thus, we believe the 15,744-bed Tuas View Dormitory&rsquo s lease could be extended beyond November, potentially acting as a share price catalyst,&rdquo he adds. Chong, who has a &ldquo buy&rdquo call and unchanged target price of $1.08, although he has raised the ev/ebitda valuation for Wee Hur&rsquo s workers&rsquo dormitory business to seven times from six times in his sum-of-the-parts (SOTP) valuation, as the occupancy rate for Pioneer Lodge ramps up. Conversely, the analyst has lowered valuations for Wee Hur&rsquo s property development segment, particularly for Australian property, Lowood One, following the disposal 49.9% of the group&rsquo s 70% equity interest. CGS International&rsquo s Natalie Ong and Then Wan Lin note Wee Hur&rsquo s strict 10% to 15% net internal rate of return (IRR) hurdle that it uses to evaluate its potential investments. At the briefing, management also shared that it had budgeted $150 million to $200 million of capital to be deployed, likely over the next six to 12 months under the current asset allocation plan. Ong and Then believe this sum would be allocated towards more PBSAs in Australia and Hong Kong. In 2HFY2026, the analysts are keeping their eye out for updates on the extension of the Tuas View lease, any acquisitions or developments of two to three more PBSA assets in Australia or Hong Kong, $200 million to $300 million more construction order wins to be announced, as well as more progress in Wee Hur&rsquo s Australian subdivision land sales. The analysts have an &ldquo add&rdquo call with an unchanged target price of 95 cents. CGSI has an FY2026 net profit estimate of $53.6 million, DBS has a full-year estimate of $68.79 million while PhillipCapital has a full year net profit estimate of $101.6 million. As at 2.58pm, shares in Wee Hur are trading 0.5 cents higher or 0.78% up at 64.5 cents.

PATMI were below our expectations, at 44% of our FY26e forecasts. Property development revenue declined 27% YoY to S$29.6mn as the only outstanding Bartley Vue project achieved TOP in 1H26. The next property development project is the Upper Thomson Road project, with sales launching from 1H27e. 1H26 revenue surged 39% YoY to S$163.6mn. Building construction revenue surged 162% YoY to S$67.2mn, driven by higher revenue recognition of existing projects in its S$599mn order book. Wee Hur&rsquo s Pioneer Lodge workers&rsquo dormitory reached 66% average occupancy in 1H26 and achieved 85% occupancy in July. We expect the ramp of Pioneer Lodge occupancy to drive worker dormitory segment&rsquo s revenue growth. We maintain BUY with an unchanged SOTP-derived TP of S$1.08.
