KORE achieves record 1H leasing, declares 1HFY2026 DPU of 0.4 US cents KORE US REIT (previously Keppel Pacific Oak US REIT), has declared a distribution per unit (DPU) of 0.4 US cents (5.2 cents) for the 1HFY2026 ended June 30, representing a payout ratio of around 21%. The six-month distribution reflects a &ldquo measured approach&rdquo , which factored in the REIT&rsquo s cash flow position, capital commitments, leverage levels and liquidity requirements. KORE had resumed distributions in the 2HFY2025, ahead of schedule, after securing term loan facilities to address its term loan maturities for 2025 and 2026. For the first six months of the year, income available for distribution rose by 2.1% y-o-y to US$20.4 million as gross revenue and net property income (NPI) grew. Gross revenue for the period was up by 2.8% y-o-y to US$76.6 million while NPI was up by 6.1% y-o-y to US$43.1 million. Excluding non-cash adjustments relating to straight-line rent, lease incentives and amortisation of leasing commissions, adjusted NPI rose by 10.2% y-o-y to US$45.6 million driven by higher one-off termination fee income, other operating income and cash rental income, partially offset by lower recoveries income. Finance and other trust expenses were up by 8.6% y-o-y mainly due to higher finance costs following the expiration of interest rate swaps and partially offset by lower floating rates. During the 1HFY2026, KORE achieved a record first half leasing of 550,522 sq ft or 11.5% of net lettable area (NLA). Portfolio rental reversion for the 1HFY2026 and 2QFY2026 stood at a positive 1.5%, up from 0.5% as at June 30, 2025. Scroll to continue The REIT&rsquo s committed portfolio occupancy stood at 85.3%, down from 88.2% as at June 30, 2025. Portfolio weighted average lease expiry (WALE) stood at 3.9 years by cash rental income (CRI), up from 3.7 years as at June 30, 2025. As at June 30, KORE&rsquo s aggregate leverage stood at 43.3% with an interest coverage ratio of 2.5 times, compared to last year&rsquo s 43.7% and 2.5 times respectively. The weighted average term to maturity of KORE&rsquo s debt was 1.7 years, with no term-loan refinancing requirements until 2027. Looking ahead, the REIT believes the outlook for the US economy remains &ldquo resilient&rdquo as the US office market continues to recover, supported by improving supply-demand fundamentals. Trailing 12-month net absorption reached 14.3 million sq ft, the strongest level since 2020, while vacancy declined to 20.1%. Supply also remains &ldquo constrained&rdquo with office completions at their lowest level since 2012, the REIT notes. To this end, KORE is &ldquo well-positioned&rdquo to benefit from the ongoing recovery in the US office market. The manager also remains focused on backfilling vacancies and addressing known lease expiries to grow occupancy. It has an end-FY2026 target to bring occupancy to 87.2%, which is in line with the level as at the end of FY2025. &ldquo Our record first-half leasing performance reflects KORE&rsquo s portfolio concentration in the right markets with continued demand for high-quality, amenity-rich office space and reinforces the strength of our tenant relationships,&rdquo says David Snyder, CEO of the manager. &ldquo We remain focused on delivering sustainable distributions with the view to create meaningful long-term total return for unitholders,&rdquo he adds. KORE' s DPU will be paid on Sept 29. Units in KORE closed 0.3 US cents higher or 1.69% up at 18.1 US cents on July 27. |
