It's the same treatment for stocks. Look at jb custom development. The way msia reclaimed the land near the custom. Trying to hitch on SG property prices? Jb is far diff from Shenzhen. kL is the capital. Looking on the macro perspective, it will only be a passing wind.

I think no need super long.  Prop investment in territories trying to squeeze land out of the sea, it' s a no brainer why prices will always be supported n volatility n sleepless nights  are far far less than equity investment.

yea.. property hard to fall cos our population will always be growing.. in a finite land, with higher population, the price can only go uptrend.. what' s more we are brought up to think that property is a must have asset, and we are already made to believe that property is one investment asset to have.. things like housing, food, transport, etc, will never become cheaper than in the past due to inflation..

nowadays the analysts are kind of mediocre in their tp calls.. they do have the financial backgrounds/education, but the way they come up with tp is usually dependent on market sentiment (or perhaps they are rewarded to write in this way).. when share price of a counter fall, they will shift their goalpost and lower the tp.. if share price goes up, they will shift the tp higher.. the valuation they give across counters/sectors are different and sentiment based.. analyst shouldnt be too focus on giving a tp call that match close to how the market will behave, but rather truly help investors find undervalue counter base on fundamentals, and be firmed in their tp once they set it.. just take electronic counters as example.. few mths ago when the sector is doing good, analyst has a tp based on p/e ratio say 12.. but nowadays u see their goalpost shifted and lower their valuation to around 10 p/e.. even within counters of same sector, some tp call are value differently.. eg venture which many analysts still set tp base on a higher p/e, while smaller electronic counters are given a tp base on lower p/e valuation..
