x 0   x 0  Alert Admin	UOL to update on proposed Marina Square redevelopment by 3QFY2026 UOL Group will provide more updates on the proposed partial redevelopment of Marina Square complex by 3QFY2026. According to a presentation accompanying the property giant&rsquo s financial results for 1HFY2026 ended June 30, UOL expects to obtain written permission on Marina Square&rsquo s application for the strategic development incentive (SDI) by 3QFY2026. The Urban Redevelopment Authority (URA) introduced the SDI scheme in 2019 to encourage the timely rejuvenation of older buildings in strategic areas into new developments that will benefit the surrounding urban environment. Successful applicants may receive bonus gross plot ratio or gross floor area, or concessions for land use, use quantum and building height. UOL subsidiary Singapore Land announced in December 2025 the proposal to partially redevelop the Marina Square complex, which comprises Marina Square shopping mall, Pan Pacific Singapore, Parkroyal Collection Marina Bay and Mandarin Oriental, Singapore. The total site area stretches over some 92,197.3 sqm. After obtaining provisional permission from URA in 2023 for the partial redevelopment of Marina Square complex, UOL submitted a revised proposal in 2H2025 to create &ldquo Singapore&rsquo s first hyper-mixed development&rdquo . This involves the addition of three buildings comprising a residential tower, a serviced apartment block and a mixed-use tower with hospitality, office and performing arts spaces. For now, it is &ldquo business-as-usual at Marina Square complex&rdquo , says UOL. SingLand announced its 1HFY2026 results a day prior to UOL. Marina Square shopping mall is valued at $1.05 billion, unchanged since June 30, 2023. The Marina Square complex is a 99-year leasehold mixed-use development with about 53 years remaining on the lease. Marina Square shopping mall, opened in 1986, is a five-storey retail mall with a net lettable area of 0.8 million sq ft. Marina Square last underwent major renovation works about a decade ago. Over three phases, the mall added a restaurant-focused wing, an extended retail area and PSB Academy&rsquo s city campus. Two major tenants will leave Marina Square for SingPost Centre in Paya Lebar, according to media reports. DP Architects, which occupies about 45,000 sq ft and PSB Academy, which occupies a total of about 136,000 sq ft, are said to exit Marina Square in 1H2027. Co-working operator JustCo, which has a 57,000 sq ft space on the mall&rsquo s third storey, will eventually be &ldquo affected by the redevelopment&rdquo , says CEO Kong Wan Sing. That said, the company has yet to receive a formal notice from the landlord, and Kong says any transition will likely come with &ldquo ample&rdquo lead time of nine to 12 months. UOL will hold a results briefing after the market closes on Aug 12.
