Mapletree secures US$500 mil in commitments for first close of emerging Asia logistics development fund Mapletree Investments has secured over US$500 million ($636.7 million) in equity commitments for the first close of its emerging Asia logistics development strategy, announced the unlisted real estate group on Sept 1. This comprises US$250 million in commitments secured during the first close of Mapletree Emerging Growth Asia Logistics Private Trust (Mega), along with more than US$250 million raised via a joint venture and direct co-investments into selected development projects in Malaysia. According to Mapletree, investors across the strategy include sovereign wealth funds, a pension fund and a national investment company, among others. Mega seeks to raise an additional US$200 million in capital commitments for its second close, targeted by early next year. Mega will focus on logistics development opportunities across Malaysia, Vietnam and India markets where growing domestic consumption, manufacturing activity and supply chain diversification continue to drive demand for modern logistics facilities amid a structural undersupply of institutional-grade logistics space. First announced in June 2025, the fund is targeting to deliver an internal rate of return (IRR) &ldquo in excess of mid-teens&rdquo , according to Mapletree. Mega has an initial seeded portfolio comprising four development projects in Malaysia, one development project in India and two warehouses in Vietnam. Together, Mega, the joint venture and the co-investments are expected to comprise a portfolio of assets with total investment value of US$2.1 billion across its target markets when fully deployed. Mapletree earlier indicated that the fund&rsquo s target allocation is approximately 40% each to Malaysia and Vietnam, and 20% to India. Mapletree group CEO Hiew Yoon Khong says: &ldquo We are encouraged by the strong support received from established institutional investors across our emerging Asia logistics development strategy. Mega&rsquo s successful first close marks an important milestone and the commitments received reflect confidence in Mapletree&rsquo s ability to deliver development value across market cycles.&rdquo Hiew adds: &ldquo Our integrated real estate capabilities have allowed us to pursue an accelerated development strategy which differentiates Mapletree from pure capital management players.&rdquo Logistics is Mapletree&rsquo s largest asset class, accounting for approximately 43% of the group&rsquo s assets under management (AUM), or $32.4 billion. As at March 31, Mapletree manages 22.8 million sqm of logistics space across 12 markets globally. The group&rsquo s logistics capabilities are further complemented by its listed platform, Mapletree Logistics Trust (MLT). MLT&rsquo s portfolio comprises 175 logistics properties across nine Asia-Pacific markets and maintained a portfolio occupancy of 96.9% as at March 31. Ng Kiat currently helms Mapletree&rsquo s Asia Pacific Logistics Development team as regional CEO, overseeing the development projects and investments in the Asia-Pacific countries, excluding China and Japan. Ng, formerly CEO and executive director of MLT&rsquo s manager, says Mega provides investors with access to logistics development opportunities in &ldquo select high-growth markets&rdquo across emerging Asia. &ldquo The fund&rsquo s successful first close reflects investors&rsquo confidence in Mapletree&rsquo s global logistics platform, supported by our position as a market leader in Malaysia and Vietnam, experienced local teams and integrated real estate capabilities,&rdquo she adds. The fund will be managed by Mapletree Real Estate Advisors, a wholly owned subsidiary of Mapletree. The group says it will &ldquo maintain a strong alignment of interest with investors&rdquo by retaining a minimum 20% stake in the fund, similar to its approach with other Mapletree-sponsored private funds. Mega is Mapletree&rsquo s 18th private real estate fund and the third in its recent series of logistics development-focused private funds, following the successful syndication of Mapletree China Logistics Investment Private Fund in 2022 and Mapletree Japan Investment Country Private Trust in 2024. According to Mapletree, an earlier Japan fund invested in 12 Grade-A logistics development assets and achieved a return of 1.8 times equity multiple and a net IRR of 23.7%. The Mapletree Japan Logistics Development Fund, launched in 2014 with committed capital of about $630 million, &ldquo outperformed targeted returns upon exit in 2020&rdquo , according to Mapletree. |

Mapletree Industrial Trust says &lsquo no certainty&rsquo of any deal, after report on potential US data centre divestment [SINGAPORE] There is &ldquo no certainty or assurance&rdquo that any transaction will arise as Mapletree Industrial Trust (MIT) evaluates opportunities related to selective divestments in North America, its manager said on Monday (Aug 31). The statement, released in a late-night bourse filing, was in response to media reports on the potential divestment of its data centre assets in the US. Real estate news outlet Mingtiandi had on Aug 28 reported that MIT had put 22 US data centres in 15 states on the market, with the portfolio spanning over 3.1 million square feet. In the filing, MIT&rsquo s manager said that it regularly reviews its portfolio to optimise asset performance, unlock value and recycle capital. &ldquo As previously communicated, MIT is pursuing selective divestments in North America as part of its portfolio rejuvenation efforts and continually evaluates opportunities that are consistent with this strategy,&rdquo it said. &ldquo The manager wishes to advise that there is no certainty or assurance that any transaction will materialise from these evaluations,&rdquo it added. The talks could resume in the future, the report said, citing people with knowledge of the matter. Mapletree Investments said it has nothing further to add to the story, while CapitaLand Investment did not immediately respond to a request for comment from MT Newswires. |

10:59 PM EDT, 07/23/2026 (MT Newswires) -- Mapletree Industrial Trust's (SGX:ME8U) distribution per unit, or DPU, fell 4.9% in the fiscal first quarter ended June 30 to SG$0.0311 from SG$0.0327 a year earlier, according to a Thursday filing with the Singapore Exchange.
The company's shares were up nearly 1% in Friday's trade. Distribution to shareholders was down 4.8% to SG$88.8 million from SG$93.3 million a year ago. Net property income fell 8.5% to SG$122.3 million from SG$133.6 million in the year-ago period. Gross revenue in fiscal Q1 dropped 7.7% year over year to SG$162.3 million from SG$175.9 million. |

MINT reports 1QFY2027 DPU of 3.11 cents, 4.9% lower y-o-y Mapletree Industrial Trust (MINT) has reported a distribution per unit (DPU) of 3.11 cents for the 1QFY2027 ended June, 4.9% lower y-o-y. Distributable income fell by 3.5% y-o-y to $92.3 million. Of the sum, distributable income to unitholders fell by 4.8% y-o-y to $88.8 million while distributable income to perpetual securities (perp) holders increased by 47.1% y-o-y to $3.5 million. Gross revenue and net property income (NPI) fell by 7.7% and 8.5% y-o-y to $162.3 million and $122.3 million respectively due to the absence of income after the REIT divested three industrial properties in Singapore in August 2025. The lower topline figures were also due to the non-renewal of leases in the North American portfolio and the depreciation of the US dollar (USD) and Japanese yen (JPY) against the Singapore dollar (SGD). The declines were, however, offset by higher revenue from new leases and renewals from the Singapore portfolio and the completion of the final phase of fitting-out works at the Osaka data centre in May last year. Borrowing costs fell by 24.6% y-o-y to $18.5 million, mainly due to the repayment of loans with proceeds from the divestment of the three Singapore properties, the issuance of perpetual securities, as well as lower interest on unhedged floating rate loans. They were partly offset by the impact of higher interest cost from repricing of matured interest rate swaps. As at June 30, MINT has a total of 135 properties compared to 140 properties the year before. For the quarter, the REIT&rsquo s total portfolio occupancy stood at 90.7%, 0.7 percentage points and 0.5 percentage points lower y-o-y and q-o-q respectively. Portfolio weighted average lease expiry (WALE) remained unchanged y-o-y at 4.5 years by gross rental income (GRI) as at the same period. |

These props came from Mapletree Investments Pte Ltd (MIPL) in 2016 when the investment mandate of MINT was expanded. I remembered I read this in The Business Times on the plane, took it from the newspapers pocket at the divider-' wall' . Was very happy to see this renewed mandate back then. Straight poured-in more $$$. Why is MIPL not helping them here ?
