MPACT reports 2.5% lower Q1 DPU of S$0.0196 amid overseas headwinds [SINGAPORE] Mapletree Pan Asia Commercial Trust&rsquo s (MPACT) : N2IU +1.5% distribution per unit (DPU) fell by 2.5 per cent to S$0.0196 for its first quarter ended Jun 30, from S$0.0201 in the previous corresponding period. Revenue was down 5.6 per cent at S$206.5 million for the quarter, from S$218.6 million in the year-ago period, the manager reported on Thursday (Jul 30). This was mainly due to lower contributions from overseas properties, and the absence of revenue following the divestment of Festival Walk Tower, TS Ikebukuro Building and Abas Shin-Yokohama Building. It was also attributed to foreign exchange headwinds from a weaker Japanese yen and Hong Kong dollar against the Singapore dollar. The drop was partially cushioned by higher contributions from its Singapore assets, led by VivoCity&rsquo s strong post-asset enhancement initiative performance and sustained rental growth. Net property income fell 6.8 per cent on the year to S$154.8 million for the quarter, from S$166 million. Distributable income declined 2.4 per cent year on year to S$104.2 million, from S$106.8 million. The distribution will be paid out on Sep 16. Sharon Lim, chief executive officer of the manager, said: &ldquo The macro environment remained challenging, and we do not expect this to ease (in the) near term.&rdquo She added: &ldquo VivoCity&rsquo s strength, together with interest cost savings from disciplined capital management, helped cushion the impact of overseas softness, and should keep doing (so) through the year.&rdquo During the quarter, overall committed portfolio occupancy stood at 84.4 per cent as at Jun 30, with a weighted average lease expiry of 2.3 years. The portfolio achieved a positive rental reversion of 4.3 per cent, led by VivoCity &ndash which recorded a 13.5 per cent rental uplift alongside NPI growth of 8.9 per cent. Units of MPACT closed flat at S$1.36 on Thursday before the results were released. |

06:05 AM EDT, 07/30/2026 (MT Newswires) -- Mapletree Pan Asia Commercial Trust's (SGX:N2IU) distribution per unit fell 2.5% during the fiscal first quarter ended June 30 to SG$0.0196 from SG$0.0201 a year earlier, according to a Thursday filing with the Singapore Exchange.
Amount available for distribution was down by 2.4% to SG$104.2 million from SG$106.8 million in the prior period. Net property income declined by 6.8% to SG$154.8 million compared with SG$166 million in the year-ago period. Gross revenue was down 5.6% year over year to SG$206.5 million from SG$218.6 million. |

Should have let this go when it tried to merge with MNACT. Since they like to merge here and there, go ahead and merge with Capitaland lah. Even Capitaland also don' t want the merger lol. Seems hopeless for MPACT to regain above $2 haiz.  | ||||

Merger of the managers would be a big win for everyone except those employees who will be made redundant and the service providers who will lose contracts through duplication. There are massive synergies to be saved. The staff costs can pretty much be halved.  | ||||

Shareholders of CLI do not want the merger because eg: they do not want MPACT to merge with CICT or Ascendas with MIT. They feel Capitaland management is better than Mapletree tree. So now call off is a win for CLI and it' s reit but loss for Mapletree reits. This news already out last month but ppl speculate MPACT merge with CICT, now no more.

Actually it is merger of two sponsors. If go thru, then later merger of reits/trusts of similar nature of business. All these is a very long and tedious process........not easily decided. It wouldn' t happen now but surely, sometime down the road. Afterall, their parent is the same.

09:39 PM EDT, 07/23/2026 (MT Newswires) -- Merger talks between CapitaLand Investment (SGX:9CI) and Mapletree Investments, two Temasek-backed property asset managers, have stalled over valuation, future leadership, and business performance concerns, Bloomberg News reported Thursday.
The talks could resume in the future, the report said, citing people with knowledge of the matter. Mapletree Investments said it has nothing further to add to the story, while CapitaLand Investment did not immediately respond to a request for comment from MT Newswires. |
