Mapletree Logistics Trust prices S$400 million perpetual securities at 3.5% [SINGAPORE] Mapletree Logistics Trust : M44U 0% (MLT) has priced S$400 million in subordinated perpetual securities at 3.5 per cent under its S$3 billion euro (US$3.5 billion) medium-term securities programme. Net proceeds will go towards the group&rsquo s general corporate and working capital purposes, including the refinancing of its S$400 million fixed-rate subordinated perpetual securities, said the manager in a bourse filing on Tuesday (Aug 4). The securities are perpetual with no fixed redemption date. The initial distribution rate is 3.5 per cent per annum from Aug 12, 2026, up to but excluding Aug 12, 2031, when the rate resets. The reset distribution rate will be equivalent to the five-year Singapore Overnight Rate Average Overnight Indexed Swap, plus the initial spread of 1.439 per cent per annum. Distributions are payable semi-annually in arrears. The perpetual securities are rated BBB- by Fitch. DBS and OCBC have been appointed as joint lead managers and book runners for the issuance of the perpetual securities. Units of MLT ended Tuesday flat at S$1.23, before the announcement. |

Waiting for it to shed at least 4 cents post XD. That' s the recurring theme for MLT since the downtrend began. Managment knew the problems but clueless how to address it, always FX losses with strong SGD and assets sale didn' t translate to significant lower debts. Regret didn' t sell or at least cut some of my holdings when it reached $1.37 in Jan.  | ||||

Don' t think this REIT is seasonal so perhaps more valid to look at Q vs previous Q? In which case DPU has fallen. No evidence of a meaningful recovery to boost share price. Implied DPU at current distribution levels still way too low in the context of market DPU yields. | ||||

Mapletree Logistics Trust&rsquo s 1QFY2027 DPU up 0.2% y-o-y to 1.816 cents Mapletree Logistics Trust (MLT) (SGX:M44U) has reported distribution per unit (DPU) of 1.816 for 1QFY2027 ended June 30, up 0.2% y-o-y. Gross revenue and net property income (NPI) increased 0.8% and 2% y-o-y to $178.9 million and $156.4 million respectively. The increase was largely driven by contribution from the recent India acquisition and full-quarter contribution from the completed redevelopment project in Singapore, partly offset by the absence of contribution from divested properties and weaker regional currencies. Meanwhile, with the lower borrowing costs, amount distributable to Unitholders grew 1.1% y-o-y to $92.3 million in the same period. As at June 30, MLT&rsquo s portfolio occupancy stood at 96.4%, compared to 96.9% in the previous quarter. The lower figure was a result of lower occupancy rate across Singapore, China and Australia, while partially offset by higher occupancy in Hong Kong. Weighted average lease expiry (WALE) is unchanged at around 2.5 years and the portfolio saw an average rental reversion of 2.3% for the quarter, excluding China. If include China, average rental reversion declined to 0.9%. On the capital management front, MLT&rsquo s gearing ratio stood at 40.5%, slightly lower compared to 40.6% a quarter ago. Weighted average borrowing cost was at 2.6% per annum and has an average debt maturity of 3.5 years. Meanwhile, 82% of MLT&rsquo s debt are hedged into fixed rates and about 75% of its income stream for the next 12 months has been hedged into Singapore Dollar. &ldquo Looking ahead, we remain mindful that persistent inflationary pressures and ongoing uncertainties could temper economic activity and soften demand for logistics space. In response, we continue to prioritise portfolio stability while progressing our rejuvenation and capital recycling initiatives,&rdquo says Jean Kam, CEO of the manager. Units in MLT closed 1 cent higher, or 0.84% up at $1.20 on July 28. |

MLT to divest China warehouses valued at US$107 million to interested party, Changi South property for S$16.6 million [SINGAPORE] Mapletree Logistics Trust (MLT) : M44U -0.83% has entered into agreements for the divestment of two China warehouses for a total of 724 million Chinese yuan (US$107 million). It is also divesting a property in Singapore at 39 Changi South Avenue 2 for S$16.6 million. The trust&rsquo s manager announced the proposed divestments in separate bourse filings on Wednesday (Jul 22). These are in line with continued portfolio rejuvenation efforts, it said. In the China agreements, two of MLT&rsquo s wholly owned subsidiaries entered into deals to divest the 100 per cent equity interest in two entities &ndash holding two ambient warehouse properties &ndash to a new renminbi fund (RMB fund) led by Mapletree Investments, MLT&rsquo s sponsor. This would be at an agreed property value of 180 million yuan for Mapletree (Wuxi) Logistics Park, and 544 million yuan for Mapletree Wuxi New District Logistics Park. Mapletree (Wuxi) Logistics Park comprises three blocks of single-storey warehouses Mapletree Wuxi New District Logistics Park consists of four blocks of two-storey ramp-up warehouses. The sale consideration will be based on the Chinese entities&rsquo adjusted net asset values, taking into account the agreed property values and intercompany loans, the manager said. The agreed property values are above the respective valuations as at Mar 31, 2026, provided by two valuers, after independent valuations obtained to ensure that the transactions are carried out on an arm&rsquo s length basis, the manager said. It added that the audit and risk committee of the manager approved the transaction, and confirms that the terms of the proposed divestment to the RMB fund are generally in line with that which would have been obtained had the assets been sold to a non-interested party. The manager&rsquo s CEO Jean Kam said: &ldquo Through the RMB fund, we can unlock value from mature assets and enhance our financial flexibility to pursue new value-accretive investment opportunities.&rdquo As for the Changi South property, a three-storey cargo lift warehouse with an ancillary office, the buyer is CS Ceramiche, an indirect wholly owned subsidiary of Indigo Star Holdings (ISHL), which is listed on the Growth Enterprise Market of the Stock Exchange of Hong Kong. The S$16.6 million sale price is 20 per cent above its latest valuation of S$13.8 million as at Mar 31, the manager said. The transaction is conditional upon, among others, approval by ISHL shareholders at an extraordinary general meeting to be convened, it said, adding that JTC Corporation has granted consent for the transaction, subject to the parties complying with the stipulated conditions. The property has &ldquo limited potential for redevelopment into a modern, ramp-up logistics facility&rdquo given its relatively small land area, the manager said. Noting that the proposed divestment is in line with its portfolio rejuvenation &ldquo through selective divestments of assets that are no longer aligned with its strategy&rdquo , the manager said that the capital released will give MLT more financial flexibility to pursue investment opportunities in modern assets that enhance the quality and resilience of its portfolio. The proposed divestment of the Changi South property is expected to be completed by the third quarter of FY2027. Both the China and Singapore divestments are not expected to have a material impact on MLT&rsquo s net asset value and net property income for FY2027. Following these moves, MLT&rsquo s portfolio will consist of 172 properties. Units of MLT closed at S$1.20 on Wednesday, down S$0.01 or 0.8 per cent, before the announcement. |

Quiet market, low offers: MLT defends slow pace of S$1 billion divestment plan [SINGAPORE] The manager of Mapletree Logistics Trust (MLT) has defended the slow pace of its S$1 billion portfolio divestment ahead of its annual general meeting, blaming a slow property market and low-ball offers. The Singapore-listed real estate investment trust (Reit) has so far managed to clear just S$300 million of the S$1 billion divestment pipeline it identified during the 2024/2025 financial year. The remaining pipeline is predominantly tied up in Hong Kong and mainland China &ndash two markets where property valuations have softened, and unitholders are eager to see exposure reduced. In a bourse filing on Wednesday (Jul 15) ahead of its annual general meeting on Jul 20, MLT&rsquo s manager detailed the friction it faces on the ground, citing &ldquo subdued investment activity and wide bid-ask spreads&rdquo that have blocked transactions at fair valuations. In practical terms, this means the transaction market is largely illiquid, and a significant gap exists between the low prices buyers are willing to pay and the higher valuations sellers are willing to accept, according to the manager. Despite unitholder suggestions that MLT should cut its losses to accelerate exits, lower its gearing and redeploy capital elsewhere, the Reit&rsquo s manager drew a firm line against panic selling. &ldquo As these assets continue to generate income with healthy occupancy, we do not believe it is in unitholders&rsquo interests to pursue divestments at materially discounted prices solely to accelerate exits,&rdquo the manager stated. Great weight of China The investor concerns stem from MLT&rsquo s outsized footprint in Greater China. The region commands 41 per cent of the Reit&rsquo s total assets under management (AUM), but generates only 32 per cent of gross revenue and net property income (NPI). Unitholders have grown wary of this lower NPI-to-AUM yield, but the manager argued that the metric does not tell the whole story. In Hong Kong, the compressed yields are a product of historically high asset prices rather than deteriorating operational health, according to the manager. Meanwhile, MLT has found a silver lining in mainland China&rsquo s macroeconomic shifts. Local borrowing costs have plummeted from about 4.4 per cent four years ago to about 2.5 per cent now, allowing the Reit to pivot towards cheaper, RMB-denominated debt to insulate its balance sheet. A &ldquo China-for-China&rdquo alternative Rather than rushing into a quiet transaction market with low offers, MLT is placing its bets on an alternative liquidity route. The manager revealed it is working with its sponsor to develop a new RMB-denominated fund. The &ldquo China-for-China&rdquo strategy aims to package and shift selected Chinese logistics assets directly to domestic investors, which the Reit notes is an avenue that is gaining visible traction. While MLT maintains that its exposure to Greater China will moderate over the long term through selective divestments and expansions in other geographies, it insists the transition will be disciplined. |
