Apac Realty H1 net profit falls 16.8% to S$9.4 million special dividend of S$0.036 a share proposed [SINGAPORE] Real estate services player Apac Realty : CLN -0.86% on Monday (Aug 3) posted a net profit of S$9.4 million for the first half ended June, down 16.8 per cent from S$11.3 million in the year-ago period. Earnings per share decreased to S$0.0217 in H1 from S$0.0314 the year before. Overall revenue slid 3.6 per cent to S$329.3 million in H1, from S$341.5 million in the previous year. The decline came largely from an overall drop in transaction volumes in new private home sales, private residential resale and Housing & Development Board resale markets during the period, said the company. Still, the board is proposing a dividend payout of S$0.055 a share in H1, comprising an interim dividend of S$0.019 a share and a one-off special dividend of S$0.036 apiece. The interim dividend represents a payout ratio of 77.7 per cent, and provides an annualised dividend yield of 6.6 per cent based on the closing price of S$0.58 on Jul 31. The interim dividend will be paid on Sep 4, following the record date of Aug 26. Contributions from new home sales fell by 11 per cent year on year to S$116.8 million, while other revenue fell 13 per cent on year to S$1.3 million, mainly due to lower interest income. Apac Realty CEO Marcus Chu said: &ldquo Market conditions remained mixed in the first half of 2026. Following the strong wave of new launches that drove private residential price growth in the latter part of 2025, the market entered a period of consolidation in H1 2026.&rdquo Developers sold 4,154 private homes (excluding executive condos or ECs) in the half-year period, down 9.4 per cent from the 4,587 units sold in year-ago period. They sold 1,343 EC units in H1, up 37.2 per cent from the previous year. The private residential resale market recorded 7,407 transactions in H1, down 5.1 per cent year on year. HDB resale transactions fell 7.4 per cent on year to 12,681 in the recorded period. Chu added: &ldquo Singapore&rsquo s residential property market continues to be underpinned by resilient owner-occupier demand, disciplined supply and stable economic fundamentals. &ldquo We expect the market to remain resilient through the rest of 2026, supported by moderate price growth driven by genuine housing demand, particularly from owner-occupiers and right-sizers.&rdquo Chu also noted that recent policy refinements &ndash including the removal of the 15-month-wait-out period for eligible private homeowners rightsizing to HDB resale flats &ndash could &ldquo support consumer confidence and long-term market stability&rdquo . Seven more condo developments and one EC project are expected to be launched in 2026. ERA projects new-home sales to be between 8,000 and 9,000 units the secondary market is expected to record 13,000 to 14,000 transactions. Shares of Apac Realty ended Monday 0.9 per cent or S$0.005 lower at S$0.575, before the release of the results. |

RHB upgrades Apac Realty to &lsquo buy&rsquo on &lsquo steady increase in residential supply&rsquo RHB Bank Singapore analyst Vijay Natarajan has upgraded Mainboard-listed Apac Realty to &ldquo buy&rdquo from &ldquo neutral&rdquo as the risk-reward behind the property agency&rsquo s stock &ldquo turns favourable&rdquo . Apac Realty&rsquo s share price has declined some 27% from a near-five year peak in September 2025, presenting &ldquo reasonable entry levels&rdquo with the stock trading at a &ldquo modest&rdquo 12 times FY2026 price-to-earnings (P/E), says Natarajan in a June 5 research note. Apac Realty is now offering an &ldquo attractive&rdquo 7% FY2026 yield (at an 80% dividend payout), says Natarajan. The group&rsquo s net cash position and limited capex and investment requirements present room for special dividends, he adds. Thus, Natarajan has increased his target price for Apac Realty to 71 cents from 70 cents previously. More new launches next year The latest Singapore government land sales (GLS) programme points to a steady increase in residential supply that will flow through into higher 2027 new launches, says Natarajan, amid firm primary market demand. At 4,745, the number of residential units on the Confirmed List of the 2H2026 GLS programme is 4% higher h-o-h. The total full-year confirmed list supply of 9,320 units is more than 50% higher compared to the 10-year average. For context, the Confirmed List denotes firm new supply while Reserve List sites are only made available if a developer triggers it by submitting an acceptable minimum bid. Overall, Natarajan expects private new home sales to be at 9,000-10,000 units for each of 2026 and 2027. This is the key earnings driver for Apac Realty&rsquo s subsidiary ERA Singapore, with margins double that of the resale segment, says Natarajan. Meanwhile, for the resale market, the analyst expects a slight y-o-y decline in volume due to a demand shift to primary market. Apac Realty&rsquo s commercial resale and leasing segment should see a slight positive y-o-y growth, says Natarajan. &ldquo Apac Realty&rsquo s overseas market segment is likely to stay breakeven in FY2026 amid macroeconomic challenges in key markets Thailand, Indonesia, Malaysia, and Vietnam, while its recent Hong Kong entry could prove timely. &bull &lsquo More productive agents&rsquo ERA Singapore&rsquo s local agent count has risen 3% year to date to 8,699. &ldquo We expect artificial intelligence (AI) to cause limited disruption to the sector as we see a good value-add in engaging agents and time savings in Singapore&rsquo s fast-paced environment,&rdquo says Natarajan. Apac Realty management has been placing heavy emphasis on equipping agents with AI tools and adding more interactive features to enhance agent productivity, he notes. ERA Singapore&rsquo s overall market share remains stable, adds the analyst, at around 34% of total Singapore home sales transactions in 2025. After factoring in higher primary sales volumes, Natarajan tweaks his FY2027-2028 net profit forecasts by 2% higher each. As at 2.48pm, shares in Apac Realty are trading flat at 55 cents. Apac Realty shares are down 6.8% year to date but up some 44% over the past year. |

Apac Realty&rsquo s FY2025 earnings rose 184.9% to $20.6 million, driven by a 20.6% increase in new private home sales. The company plans to pay dividends of 4.05 cents per share, representing a 6.3% yield.
