What one should do is, independently of DRP, think about what prices would one be a buyer or seller of shares.  If a company does a DRP, one should consider the issue price in the context of one' s existing view of target buy and sell prices. If below the buy price then buy, if above the sell price take cash. If the issue price is between the target buy and sell prices, then one should take shares if the issue price is below the market price, and take cash otherwise. Arguably in the former case one should then lock in the arb gain by selling existing shares.   |

Aims Apac Reit posts 2.5% rise in Q1 DPU to S$0.02337 [SINGAPORE] The manager of Aims Apac Reit : O5RU 0% on Thursday (Jul 30) posted a distribution per unit (DPU) of S$0.02337 for its first quarter ended Jun 30, up 2.5 per cent on the year from S$0.0228. The distribution will be paid on Sep 23. Distributions to unitholders rose 3.4 per cent year on year to S$19.3 million for the quarter from S$18.6 million. Revenue increased 6.6 per cent on the year to S$50.6 million for Q1 FY2027 from S$47.4 million. Net property income stood at S$38.4 million, up 12.5 per cent from S$34.1 million. This comes on the back of steady income growth and lower property expenses, said the manager. Portfolio occupancy stood at 96.1 per cent as at Jun 30, with a weighted average lease expiry of 3.6 years. Rental reversion rose by 6.5 per cent for the period, up from 5.4 per cent a year before. The tenant retention rate of the real estate investment trust (Reit) increased to 73.4 per cent in Q1 FY2027, from 59.3 per cent in the same year-ago period. As at Jun 30, aggregate leverage stood at 24.9 per cent, with a weighted average debt maturity of 3.8 years. The interest coverage ratio was at 2.7 times. The global economic outlook is expected to remain exposed to geopolitical tensions and inflationary pressures, with the US Federal Reserve keeping rates unchanged in the range of 3.5 to 3.75 per cent, added the manager. George Wang, chairman of the manager, said: &ldquo We will continue to selectively pursue investment opportunities across our target markets in Singapore, Australia and New Zealand that align with our strategy and deliver sustainable long-term value to unitholders.&rdquo The counter ended flat at S$1.65 on Wednesday. |

Russell Ng, CEO of AA REIT' s manager, will be stepping down AIMS APAC REIT' s manager announced on July 24 that Russell Ng Keh Yang will be stepping down as CEO of the manager on Sept 30 to pursue other professional interests, after close to five years at the helm. The board has announced that Lim Joo Lee has been appointed as CEO-designate and will succeed Ng as the CEO of the manager on Oct 1, subject to obtaining the relevant regulatory approval. Ng will be working closely with the board and Lim to ensure an orderly and seamless transition. Lim has served as CFO of the manager since 2021, where she has been responsible for the financial management, capital markets activities and investor relations of AA REIT. In her capacity as CFO, Lim has participated in all strategic growth initiatives, investor engagements and board deliberations and is deeply familiar with AA REIT' s portfolio and operations. In her capacity as CEO, Lim will assume responsibility for the overall planning, management and operation of AA REIT and will work closely with the board to advance the manager&rsquo s strategic objectives for the benefit of unitholders. |

It is true that it is much easier to buy FH properties in Aus than in Singapore. But many Singaporean investors in the past have underestimated the risks that investing in Aus entails, to their cost. The grass is not always greener. |

Somehow, Aus properties are FH, no need worry about lease expiring. The talk about building Data Ctr on site is a bit too early la. 10 years lease starting end of 2025.......long way to go. |

AIMS APAC REIT to acquire freehold industrial property in Perth, Australia for A$42.7 mil AIMS APAC REIT (AA REIT) (SGX:O5RU) announced that it has entered into a contract of sale with an unrelated third party to acquire the property located at 398 Bushmead Road and 286 Stirling Crescent, Hazelmere, Western Australia, comprising two adjoining freehold land plots. The total acquisition outlay comprises a purchase consideration of A$42.7 million ($38.43 million), which is subject to completion adjustments which are not material, according to the REIT manager. Based on the passing income and purchase consideration, the acquisition reflects a Year 1 net property income (NPI) yield of 5.3%, which translates into distribution per unit (DPU) accretion of 0.3% based on 100% debt funding. The acquisition is expected to be completed in 2QFY2027. According to the manager, the property comprises a freehold industrial site with a total land area of 91,547 sqm and a gross floor area (GFA) and total net lettable area (NLA) of 12,310 sqm of warehouses, workshops and offices. The property is fully leased to Swan Materials under a 10-year triple-net lease that commenced on Oct 1, 2025 and the lease is subject to an annual rental escalation of 3.25% and comes with two 10-year renewal options. &ldquo Beyond the positive accretion impact, the property offers significant long-term redevelopment potential into modern warehouses or data centres given the large scale landholding, strategic location within Perth&rsquo s eastern logistics and industrial corridor and proximity to a major power substation,&rdquo says Russell Ng, CEO of the manager. &ldquo Looking ahead, we will continue to selectively pursue acquisition opportunities in our target markets of Singapore, Australia and New Zealand, that align with our investment strategy and is able to deliver sustainable long-term returns for Unitholders,&rdquo adds George Wang, chairman of the manager. As of 9.17am, Units in AA REIT was trading 1 cent lower, or 0.6% down at $1.63. |

How many of the 20 are in green and how green are these green ctrs, ie what percentage of green are they ?  Ok on your explanations of economic value,... guessed you meant to say more of the value in the activity of the asset,... therefore, I' ll just say gold is a passive storage of absolute value.  ![]()

but we can use the warehouse space and manufacture items in the factories ...
so aims REITs is of economic value because it rents out the factory space for economic activity.
