x 0   x 0  Alert Admin	Not sure about the details over here. But I know local Reits are now acquiring properties with freehold estate / lease. To avoid the longer term issue of lease expiration. Contractually, if you bought a lease with say 30 years and an option to extend. Please read carefully the conditions of the lease. Usually, the option to extend is on the Seller / Owner' s side. Even if the option is on the Buyer' s side, it usually come with a condition on a mutually accepted extension price, among other conditions. And seller / owner will have the biggest say. They offered you very high price, you also have no say. [Side track, locally, there is a well know developer / owner, always on tenancy expiration, will offer renewal rental at, at lease 50% higher. The owner rather leave its properties units vacant.] So if you buy a 30 years lease, that is it. At the end of 30 years, you get out and with zero value. Don' t complain at the end of the 30 years lease la. Singapore had set its precedent case too. The many rows of landed properties at Lor 3 Geylang. x 0   x 0  Alert Admin	I was looking thru the financials of this counter and it looks very attractive and very healthy too.    Profits of $100.7m, EPS 8.5 cts,  most important NAV of $1.052, very low bank borrowings unsecured loans only $69M and with Cash on hand of $250M Also listing of 43% owned GUL Tech coming soon. Worth to accumulate now as risk is low with high upside potential. The Company was incorporated on 13 March 1969 as Hytex (Private) Limited to manufacture polypropylene bags. It was converted to a public limited company on 2 May 1973. Following its restructuring, the Company became an investment holdings company on 20 September 1983 under its present name, Tuan Sing Holdings Limited (&ldquo TSH&rdquo ). The Group&rsquo s businesses include the Property, Industrial Services, Retail and Investments in Hotels & Printed Circuit Board Manufacturing. Property The Property Segment focuses on investment and development of prime properties. Its portfolio includes residential, commercial and industrial properties mainly located in prime districts. TSH is a recognised quality developer of residential housing in both Singapore and China. Its commercial and industrial properties in Singapore include Robinson Towers, International Factors Building, The Oxley, Harrison Industrial Building and Century Warehouse. GHG owns 4 out of Hyatt&rsquo s 8 operating hotels in Australia, i.e. Grand Hyatt Melbourne, Park Hyatt Canberra, Hyatt Regency Perth, and Hyatt Regency Adelaide. Gul Tech is involved in the manufacturing of multi-layered and high-density printed circuit boards. It has  manufacturing plants in Wuxi and Suzhou, China

x 1   x 0  Alert Admin	It is going to be range bound until there is deal flow or good news flow on the Gultech China IPO.  Be patient.  If it falls towards 45 cents, I may do some additional buying.  These PRC investment bankers and PRC Govt linked firms do not buy into a mid-sized SG SME unless they smell money to make.  They also bought at high valuations.  Think they are not stupid.
