KGI downgrades Sasseur Reit to ' neutral' on slower H2 growth outlookKGI Securities has downgraded Sasseur Real Estate Investment Trust (Sasseur Reit) to " neutral" amid expectations of slower growth in the second half.The research house had in June last year initiated coverage on Sasseur Reit, which owns outlet malls in China, with an " outperform" recommendation and a target price of S$0.89. While raising its target price to S$0.97, its analysts believe Sasseur Reit' s risk-reward profile has become " less attractive" . " We believe Sasseur' s 14 per cent year-to-date unit price appreciation has largely priced in the recovery from the Covid-19 lows," said analysts Joel Ng and Megan Choo in a report on Thursday. " We expect spending sentiments to take a hit in the second half of this year due to the Delta variant and the regulatory clampdown that the government is currently embarking on," they added. While retail sales grew 8.5 per cent year-on-year in July, the analysts noted that this was the lowest increase since December 2020, and missed expectations of an 11.5 per cent expansion. " Although structured as a Reit, Sasseur generates its rent revenue mainly through a sales-based system whereby tenants pay an agreed percentage of their sales revenue to the sponsor. Therefore, Sasseur allows investors a proxy to China' s outlet retail spending, the country' s fastest growing retail segment," Mr Ng and Ms Choo said. For the three months ended June 30, rental income under its entrusted management agreements (EMAs) was 5.6 per cent higher at S$32.0 million, from S$30.3 million in the year-ago period. The Reit posted a distribution per unit (DPU) of 1.614 Singapore cents for Q2, up 6.7 per cent from 1.512 cents in the year-ago period. Distributable income rose 19.7 per cent to S$21.7 million in the second quarter, from S$18.2 million a year ago. " With likely increase in rental income in the second-half coupled with prudent financing, we expect a slight DPU upside in H2 2021 and subsequently higher overall DPU in FY2021," the analysts said. Units of Sasseur Reit are trading 0.5 per cent or half a Singapore cent higher at S$0.94 as at 4pm on Thursday.   |

' Add' Sasseur REIT as it' s primed for a stronger 2H21Following Sasseur REIT' s 2QFY2021 ended June results announcement, which saw DPU increase by 6.7% y-o-y to 1.614 cents, analysts are keeping positive on the stock as they believe that it is primed for stronger growth ahead. For the 1HFY2021 period, DPU came in at 3.373 cents, 18.5% higher y-o-y.According to Maybank Kim Eng analyst Chua Su Tye, " Sales recovery is gaining traction, with asset enhancement initiatives (AEIs) and tenant remixing efforts set to lift occupancies in 2022." Portfolio sales also rose 6.4% y-o-y against lower occupancy, driven by a stronger performance of the Chongqing Liangjiang Outlet, as its sales jumped 18.9% y-o-y to contribute about 53% of overall sales. The asset remains fully occupied, even as portfolio occupancy fell to 92.5% (from 93.5% in 1QFY2021), due to a transitory void at Kunming (from 96.1% to 94.9%), with the exit of a gym operator, and tightened movements in Hefei (with rising Covid-19 cases in nearby Nanjing), which are expected to normalise in late 3QFY2021. Meanwhile, management has retained 10% of its distributable income in 2QFY2021, to fund AEIs and expansions. Chua expects that these efforts will improve building efficiency at Chongqing Bishan, which should help lift its occupancy (from 80.7% in 2QFY2021) from 2022. " A shift in demand towards domestic brands, which saw an easing in contribution from fashion, sports and international brands to 59.3% of its portfolio NLA at end 2QFY2021 and 75.1% of revenue contributions (compared to 60.7% and 80.5% respectively in 1QFY2021), is expected to drive higher sales commissions," adds Chua, who has a " buy" call on the stock with a target price of $1.05. Overall, Chua likes the stock for its strong balance sheet with a low gearing of 27.8% and $385-825 million debt headroom. Acquisition growth opportunities are backed by its sponsor' s growing portfolio, now at 13 malls with the addition of one in Fuzhou. Chua notes that Sasseur REIT' s new CEO is eyeing growth from its two ROFR assets in Xi' an and Guiyang which have now stabilised. " With a transaction likely to involve an EFR, we think its strong share price appreciation suggests that a deal may be imminent," says Chua. CGS-CIMB Research too is remaining positive as it keeps its " add" call on Sasseur REIT with an increased target price of $1.03 from 95.2 cents previously, as it believes that the long-term uptrend for outlet malls is still intact in China. Analyst Lock Mun Yee notes that Sasseur REIT' s active sales initiatives and AEIs has helped to boost sales performance and will continue so moving forward. Although portfolio occupancy has dipped, mall sales rose, while VIP membership increased by 5.3% y-o-y to 2.37 million. Against this backdrop, 2QFY2021 EMA rental income grew 8% y-o-y to $30.2 million, with the variable component making up about 28% of the topline. The REIT also has 4.62% of NLA to be renewed in 2HFY2021 and 20.7% in FY2022. As part of its strategy to drive sales improvement, SASSR undertook online sales initiatives, such as the soft launch of WeChat Mini App Livestream for Chongqing Liangjiang Outlet Mall in 2QFY2021. It collaborated with brand partners to host livestreaming sessions, garnering more than 90,000 viewership in each of the two-hour livestreams. The group also outlined plans for an AEI at Chongqing Bishan Outlet Mall, to upgrade the property to improve asset yield and occupancy rate. " When completed by Dec 2021, we believe the more efficient configuration should bolster shopper circulation and boost tenant sales," says Lock. " Sasseur REIT is well placed to tap inorganic growth opportunities given its robust balance sheet, with its significant debt headroom of $385 million, assuming an optimal leverage of 40%, in our view," says Lock, who has also noted that the REIT' s aggregate leverage as at end 2QFY2021 stood at 27.8% and its interest coverage ratio stands at 4.5 times. " The trust has a ROFR from its sponsor for two properties in Xi' an and Guiyang. As these properties are fairly sizeable (ranging from 144k-194k sq m of gross floor area), we believe any potential acquisition would likely be funded through a combination of debt and equity," says Lock. As at 11.25am, units in Sasseur REIT are trading at 94 cents or 1.03 times FY2021 book with a dividend yield of 7.02% according to CGS-CIMB' s estimates. |

Sasseur Reit Q2 DPU rises 6.7%, manager eyes acquisition
 
SASSEUR Real Estate Investment Trust (Sasseur Reit), which owns outlet malls in China, posted a distribution per unit (DPU) of 1.614 Singapore cents for the three months ended June 30, up 6.7 per cent from 1.512 cents in the year-ago period.
 
Distributable income rose 19.7 per cent to S$21.7 million in the second quarter, from S$18.2 million a year ago. The Reit manager said for Q2 it elected to retain 10 per cent of distributable income to provide funding for future capital expenditure and working capital purposes. The distribution will be paid out on Sept 28.
 
" As we look ahead, we want to continue to embark on strategic asset enhancement initiatives (AEIs) to strengthen our portfolio," said Cecilia Tan, chief executive officer of the manager, after the results announcement on Friday. Without the retention, Q2 DPU would have been around 1.79 cents, the manager said.
 
Part of the funds from the DPU retention will go towards AEI works at the Chongqing Bishan mall, which are expected to be completed in December this year.
 
In addition, the Reit manager said it was " reviewing opportunities" for potential acquisitions.
 
" I know the market has been very anxious," Ms Tan said, noting feedback that the Reit has not yet made an acquisition since its listing in early 2018. She added that it has begun to explore " the feasibility of unlocking acquisitions via the right-of-first-refusal (ROFR) assets" .
 
" If we were to make an acquisition, I would definitely continue to focus on China and also leverage on the sponsor' s strengths."
 
The manager said it was eyeing two ROFR properties in Xi' an and Guiyang, which have gross floor area of 141,708 square metres (sq m) and 193,520 sq m, respectively. " The retail assets are very large-scale, relative to industrial or office (properties)," Ms Tan said. " So for us to do an acquisition, we really need to plan this very carefully."
 
Sasseur Reit' s aggregate leverage was fairly stable at 27.8 per cent as at June 30, translating to a debt headroom of S$825 million based on the leverage limit of 50 per cent. However, due to the size of the potential acquisition, the manager said it is likely to have to tap the market to raise funds if plans go through.
 
Ms Tan said the time could soon be ripe, with Sasseur Reit now trading at around its net asset value (NAV). The Reit' s NAV per unit rose to 93.61 Singapore cents as at June 30, 2021, from 91.40 cents as at Dec 31, 2020. The counter closed 0.5 per cent or 0.5 cents higher at 95 cents on Friday, after the results announcement.
 
" I think this signals that the market is now accepting that we have the strong fundamentals to deliver sustainable growth going forward," she said.
 
In Q2, Sasseur Reit' s rental income under its entrusted management agreements (EMAs) was 5.6 per cent higher at S$32.0 million, from S$30.3 million in the year-ago period. EMA rental income was up 8 per cent to S$30.2 million, after adjusting for a straight-lining of an annual 3 per cent escalation of the fixed component of EMA rental income.
 
" The strong set of results was mainly due to active leasing activities which increased the representation of highly sought-after brands, improvement in operating performance and lower interest expenses, following the completion of loan refinancing exercise in September 2020," Ms Tan said in a statement accompanying the results announcement.
 
On a quarter-on-quarter basis, portfolio occupancy dipped one percentage point to 92.5 per cent in Q2, from 93.5 per cent in Q1.
 
As at end-June, weighted average lease expiry stood at 2.4 years by net lettable area and 0.9 year by gross revenue.
