Those who took the risk and bet big in March, their risk paid off.  I went in a little later when things were also uncertain.  now u are somewhere at the start of phase 1 (with also many observers on the sides), still before phase 2 or even 3 every stage will come with uncertainty, even if it then soar around 2 dollars and more like CapitaMall now.
