No need to panic sell tomorrow morning in view of 1.2 cent DPU as there will be great foreign currency exchange gain back of about $12m in this 2nd quarter based on today's 10800 rupiah = 1 sgd.
As the financial results reported in SGD, it is based on 12000 rupiah = 1 Sgd as at 31 March 2020. Nornally it is 9500 to 10300bper SGD before Covid-19 fears.

I found out the root of the issue. This is loss of $18m foreign currency exchange which eat up whole normal and stable net profit comparable to last year's same quarter. As at 31 March 2020, Rupiah declined sharply to 12,000 per SGD from normal 9500 to 10,000 due to Covid-19 fear. Today it improved at 10800 per SGD If not for this foregin currency exchange loss, then there is normal DPU of about 4.8 SGD cent compared to 5.5 SGD cent last year's same quarter. No worry. For this quarter, there will be a great gain of foreign currency exchange of about $12m based on today's 10800 per SGD | ||||

I thought it was pretty expected that they conserve cash already. And it was good that Net Property Income (NPI) is stable. And the main thing is that the sharp fall in the stock price has already priced in this temporary drop in DPU. And now the MAS increased the gearing limit to 50%, reits like Lippo will no longer have problems. The sharp fall was due to this concern and now it' s ok. Once the malls reopen, the DPUs will bounce back. Just to put things into perspective, at the current slashed DPU, it' s about 3.3% yield. That' s about the yield of Keppel DC Reit! Once things stabilize, LMIR will bounce back in stock prices and DPUs. Double bonus for investors. |

Very ugly............ LMIRT&rsquo s Q1 DPU down 78.2% on cash conservation THU, APR 30, 2020 - 7:09 PM LIPPO Malls Indonesia Retail Trust (LMIRT) posted a 78.2 per cent drop in Distribution Per Unit (DPU) to 0.12 cents for the first quarter ended March. The DPU represents 24.1 per cent of the amount available for distribution of S$14.6 million. The decision to withhold the remaining income is a &ldquo prudent contingency&rdquo against the impact of Covid-19, LMIRT said, given the loss of rental income with the closure of all its retail malls and spaces in Indonesia amid the pandemic. As at end-March, LMIRT&rsquo s gearing ratio stood at 42.1 per cent, up from 35.9 per cent as of end-2019, due to the sharp depreciation of the Indonesian rupiah against the Singapore dollar in Q1. LMIRT has an interest cover of 4.3 times. LMIRT expects a greater financial blow from Covid-19 in Q2, said James Liew, chief executive of the trust&rsquo s manager. &ldquo During the temporary closure period, the Trust will not be collecting rent from those tenants unable to operate their businesses in the mall,&rdquo he said. |

Do keep invested for high dividend. I think Jan 2020 to Mar 2020 result is ok. All Lippo malls closed since 27 March 2020. Likely open on 13 May 2020 | ||||

Do you know the terms of the perpetual bond? do they have to pay interest if no distributable cash flow in the quarter or is it cumulative (i.e. they can defer it to following quarters when there is sufficient distributable cash flow)? It' s normal there will be no DPU as long as no rental income, this is force majeure situation...hopefully one quarter only anyway...you don' t want them to either bankrupt their tenants or compromise their balance sheet and endanger the future of the business...
