Divestment of CH is a very significant development for oxley. Not only does it reduce oxley's gearing, but the divestment gain will also boost oxley's NAV. With the impending sale of novotel and mecure, gearing should come down further to what Ching guided.
Near term, share price may overact to this positive news and correct to a more rationale level. But I doubt it will be going back to below 30 cents. |

Dear Joleen - you should read more and argue less. Then you may learn to be a better investor. Never think you are always right. That is a clear recipe for failure.  I personally detest people who short and then talk down stock for the sake of profiting off fear, hoping for them to plunge.  These are the sorts that make retirees lose their life savings.  If you want to play that game - go join the casino that is called BestWorld.

Thanks Mike. You are kind. I also have 6 residential properties in Singapore, including landed, but not commercial.  Made my money through buying during crashes and crises. I don' t really understand commercial.  I happy to be an example of a middle aged Sinkie with a middle level management job, that did well through years of careful and consistent investing. Always happy to pass on investment lessons, as I think Sinkies need to take care of themselves and plan for early retirement or retrenchment. Many of my friends above 45 years are waiting for the inevitable D Day.  I am looking forward to retiring young-ish and working PT within the next year. We all know that OX Ching is a boom or bust company.  They have lots of developments in Dublin, London, China, Myanmar, Malaysia, Singapore - all over.  Ching reminds me a lot of Chua Tian Poh of Ho Bee, when he first dreamt of Sentosa Cove and built the Metropolis.  He was a trend-setter of sorts.  I like Ching and I think he will make it big.  My shares in OX are a small way to participate in that dream. Lets see.  If they also sell the Stevens Hotels, they will be in good position to rocket.

Maybe can ask at AGM - I think this was only a sprucing up - not the full blown increase. Can see from the analyst estimates of net proofs. A big addition to NLA would cost a lot.

?Description of the Property Oxley Beryl is the legal and beneficial owner of the Property. The Property is a 32-storey commercial development comprising 27 levels of office space and a 5-storey retail podium with an existing net lettable floor area of 24,273 square metres. The Group has on 1 March 2019 commenced alterations and additions and asset enhancement works (the ?AEI Works?) on the Property which shall be completed before the final completion of the Proposed Sale. Consideration The Consideration was arrived at through arm?s length negotiations on a willing buyer and willing seller basis, taking into consideration the enterprise value of Oxley Beryl. Subject to the terms of the SPA, the Consideration shall be paid as follows: (a) an aggregate sum of S$210.0 million, upon the first completion of the Proposed Sale (the ?First Completion?), whereupon 82.35% of the issued and paid-up capital of Oxley Beryl, amongst others, shall be transferred to the Purchaser and (d) the discharge of Oxley Beryl?s bank loans and payment of the balance of the Consideration upon the final completion of the Proposed Sale, which shall take place after completion of the AEI Works and the divestment of the retail and banking units in the Property, whereupon the balance of the issued and paid-up capital of Oxley Beryl, amongst others, shall be transferred to the Purchaser.? So Oxley has to pay for the asset engancement first before the sale right ?

The new owner has to pay, likely not OX. Only if they redevelop possibly.
Ox is quite charmed actually - Affinity and Riverfront were saved by the Cross Island Line, and Chevron deal possibly by the recent Plot Ratio enhancement for CBD announced. Dublin benefited from Brexit and Gaobeidian from the new SEZ.

Saw on today?s papers that about 1000 units of riverfront and 500 units at Affinity has been sold. Maybe can sold out by end of the year? So cash flow will definitely improve.
Together with sale of chevron house, the debt will be cut significantly. Btw, anyone know how much Oxley has to pay to increase the NLA at chevron house? |

Frankly - I thought Ox had to sell either Stevens hotels or Chevron and half of its condo units in SG to turnaround negative sentiment. They may just have done and possibly exceeded that. | ||||

This fellow goes around blasting things he/she does not comprehend... uses NTA to assess the worth of a business without considering the business model and viability.
I think the current price reflects the balance between worth of Oxley (including the sales proceeds) and the risks of stamp duties (especially Singapore) in the years ahead. Probably still a fair bit of tailwind effect upwards.

Ya, totally agree, Mr Chng and gang are really shrewed investor. Havent heard of this kind of deal for a long time. He was a policeman many years ago, then contractor, now developer, what a story for this guy.... CH sale coupled with healthy property sales in Singapore, will give OX some really decent cashflow over the next 2 years. Joleen, Ox gonna announce result soon, you can checkout the Balance Sheet. Reminds me of another asset trader of the late 80' s.    Remember the then Paragon deal at a then jaw-dropping px of 691 mil that had the property tax people coming after the vendor for a share in form of taxes on the sale?  I' ve no negative views abt Ox though.  ' Tis the kind of stuff that makes billionaires ...... n set them apart from us.

Most news articles seems to be praising OX?s Chevron sale. And he looks very savvy and smart for making over 50pc profits so fast. The $2,700psf was based on the increased NLA of 40pc higher. If based on the original psf, it could be much much higher. Took out big property adverts in ST to celebrate.

They also bought this land at an insanely Low fractional price. Before they announced the SEZ. So you can see the trend of the OX Ching. He buys darn cheap and sells fast.
