Was the guest speaker at ERA&rsquo s market conference together with Marcus Chu, the COO of Apac Realty (parent of ERA). Interesting that we both brought up the same point - HDB upgraders, which account for 50% of demand for private apartments, will step out of Minimum Occupation Period in droves from 2019-22. It is 3x more per year than the preceding 5 year average, which means that the potential pool  of upgraders will grow strongly. This should mitigate oversupply fears.  The bulk of the potential upgraders will hail from District 19. From past data, they typically look for condos in the vicinity. One beneficiary will be Parc Botannia, which is developed by Sing Holdings. It is one of the most affordable new projects in the area, given that the land was acquired in Sep 2016, before the en-bloc craze started. |

i think the main reason is that liquidity in small caps was being pulled out in H2 2018 till there is almost toally no interest in them.  For small caps, the market has yet to distinguish between undervalued or otherwise.

This is one of the simpler property company model to follow. Yet the market can place it so incredbily undervalued is interesting. Been accumulating for quite some time now but hard to fathom why market did not see the immense underlying value in this one. Perhaps time will tell.   Remarks : Just sharing a sentiment. Pls DYODD. since they bought the land in H2 2016, they actually have until H2 2021 to TOP. However, they had mentioned in the results release that they are targeting TOP in Q4 2020 which is already ahead of the deadline.

Official TOP is 2020, any update on the stage of construction? Usually new developments always get TOP earlier than the official deadline. Appreciate anyone living nearby to post a latest picture of this devlopment.

According a facebook post by a property agent, Wilson Lee KC, " 🍀 🍀 Parc Botannia🍀 🍀 PropNex is officially appointed for Parc Botannia ." Propnex has also been officially appointed as marketing agent.  Huttons is no longer the exclusive agency it seems. |

strong buying of Parc Botannia in the final 2 weeks of last year.  468/735 = 63.7% sold.  average selling price maintained around 1285.77psf. | ||||

NAV as at end Sep was $0.6403.  To achieve $1.00 RNAV it only needs to earn $0.36 in FY19, 20 and 21.  It should be able to achieve this with a mix of rental income (australian hotel), rental and further sales of Industrial units and most importantly the bulk of it will come from sales of Parc Botannia.  As long as the share price stays below $0.40, the bosses will gladly collect as they are buying at < 0.4x RNAV.

think you need to refer to the earlier discussions for that.  :) i don' t have my calculations with me now but  my own estimates previously is that RNAV will rise from 63c to close to $1.00.  the net profits from Parc Botannia would range conservatively from 32c (very conservatively) to bullishly 39c (equals current share price) or more.

as the name of the thread implies, its grossly undervalued.  net profits from Parc Botannia will be very high but the increase in dividend may only come after the project TOP is obtained in late 2020/early 2021.
