I read a number of articles pertaining to this acquisition of 3 properties in Paris. The most notable rationale I saw for unitholders are as in the following among the articles :-
" &ldquo The French properties will provide CEREIT with exposure to the attractive Greater Paris  logistics market,&rdquo the REIT manager said. &ldquo The French Properties will also provide CEREIT with exposure to global retail and auto  sector supply chains.&rdquo The French properties have a net initial yield of 8.5 percent, compared with a net initial yield of 7.1 percent for the REIT&rsquo s existing portfolio of light industrial and logistics properties, the filing said. It added that the properties also have asset enhancement opportunities, including development and expansion potential." BUT WHERE IS THE MENTION OF THIS ACQUISITION BEING DPU-ACCRETIVE ? WHERE IS THE  MODELLING LIKE : IF THIS ACQUISITION WAS DONE IN, SAY, JULY 1ST, 2018, THE DPU AND THE NAV WOULD BE SO AND SO ? Looks like totally no benefit shown to individual unitholders at all,.... can someone show the working above please ?? Is this another dilution to unitholders ??????????? |

Happy to accumulate again today at bottom price of EUR 0.41 Still many very small lots of few hundred shares on the market moms and pops selling...when they saw a few riots in France... Expect selling to ease after completion of rights issue ...and bargain hunters coming in...

if you don' t understand European taxation situation and European political situation, why do you even bother to follow this counter? am happy to accumulate at EUR 0.44 today, many small lots on the market from small retail investors. Relatively safe 9% yield in Euro at this price... and prospect to rerate in 3-5 years if they keep on doing smart acquisitions to grow to a critical  size for the institutionals to come in...

Drop to 44 cents seems a bit overdone... acquisitions look to be accretive and reasonable quality assets with some  upside - the worst assets which they tried to put in during the IPO are not included this time.  Maybe related to weakness of Euro and general selloff in markets?

Just revisiting this thread, bro,... discovered the following for iREIT Global  :- 1) in 2016, the dpu in SGD was 6.21 cts 2) in 2017, the dpu in SGD was 6.04 cts 3) in 2017, the dpu in SGD was 5.83 cts Is it because of exchange rate effect ? But the dpu has been DROPPING as the years go by  !!
