By 2027 when the capital return programme has been concluded, will dividend freeze at 264?
If so, dividend will compress to 4%.

Unlikely in my view.
Mechanism to return excess capital is already in place and functioning for quite some time.
In fact, the special 15c per qtr dividend is to conclude in 2027.
Only SBB is not progressing well, as share price remain elevated to merit SBB action.

I' m not sure if UIBREIT will hold an AGM or not this July,.. I' ll attend it if they do and will listen closely from there. Otherwise,... the other way is to ask more questions abt this REIT at BSL' s AGM. Entry price must be good, bros,... whatever bad things or turnouts that happens to a stock/REIT can always be mitigated by a good entry price.....

Many big reits have their corporate team in SG and management team local in foreign companies.
Elite may have mono UK properties. However, their corporate team may be based in SG.
No difference.

SG? If that is true, how can someone whose job is to run a company that owns, buys and sells UK properties but who lives in SG compete against companies run by UK people who actually live there?

That is the basic characteristic of infrastructures operators. Interest payment accounts for a big chunk of cost.
The rest of costs are largely predictable. Unless a war affects energy costs like what is happening now.

As we saw in the last five years, the share price is partly an inevitable function of interest rates, rather like a bond.

But yes, like you I am positive from an operational perspective. They should do well in terms of the things they can control.

I am probably more concerned with the diesel coat since this has spiralled upwards. Notvsure how much of the production cost is due to diesel?

My mistake, royalty increase from 10% to 15% should be increase of 50%. The cost increased should be USD200 instead. There will be some impact to the profit grow, although now is sitting with over 1000 compared to FY25. You may out the production cost from the AGM presentation posted in SGX.

The increase of royalty will be my least worry as 5% increase is only about USD20 per ounces. The current gold price is already much higher thean the ave selling price of USD 3,589 in FY25, it easily cover it. Just my 6-cents.

For Reit, capital appreciation is bonus. Diividend is the focus. 
Looking to invest in Digicore soon as the yield of  > 7% is quite compelling.
What are the negatives apart from the interest rate?

You bought at good price considering its peak of $1.25 in 2022, though short term may drift lower due to bearish sentiment on REITS.
Just collect above 5% dividends while waitng for capital appreciation once REITS start to cover.

I would say such actions (SBB + Mgt purchase) are assuring, skin in the game. Plus data centre theme, I will just ride the wave. 
As long got divvy income, capital gain to beat inflation, I am happy liao. Just vested recently.

Actually I sold some at $57+.
Since technically its broke its uptrend line.
Support is seen at 54 to 55. 
If this breaks we may see 50 to 51.

It may go down to test the 200MA (~52.70) if market conditions remains bearish.
Since you have bought at 57.40, let' s hope 200MA serves as strong support.

Technically DBS already broke below its upward trend line a few weeks back.
Was likely to go back to support around 54 to 55.
Breaking this it will go to 50 to 51.

ust a reminder for anyone rushing in after the first couple of days of trading.

   

UI Boustead REIT does have a  price    stabilising manager  (DBS) for up to  30 days  after IPO and about 54.6m units were over-allotted under the greenshoe arrangement. That means the price in the first few weeks can be supported by stabilisation purchases if selling pressure appears.

   

In other words, the current price may not yet reflect the true supply& ndash demand balance in the market. Once the stabilisation period ends (usually around 30 days after listing),  that  artificial support disappears.

   

Historically, quite a number of REIT IPOs only found their real trading level a few months after listing, once the early allocations and flipping settle.

   

Just something to keep in mind before chasing the price in the first few days.
