actually come to think of it, after some analysis, i think capitaland is going to plunge.   i kind of regret my decision to cut my loss.   we shall see how this plays out.

It is better to cut loss

China focus is on urbanisation now > in housing and raiway

Their goal is to further push and house another 210 million people from rural to urban cities within this decade .

More and more housed needed . Capitaland is big on housing and shopping malls in China . Urbanisation will lead to more revenues for Capitaland in long term

what do you think will happen ? I do have that fear, given how the bullish movement doesn't seem to want to stop! If it rises to 3, any retracement will probably stop above my shorting entry price anyway..

Under the measures announced by Premier Li Keqiang, small businesses will get bigger tax breaks, social housing will be built to replace shantytowns and railway construction will be sped up.

Li, China' s top economic official, announced the new measures on Wednesday evening after a regular meeting of the state council, China' s cabinet.

China' s policymakers are opting for smaller, more finely tuned economic relief measures rather than the massive spending and borrowing they unleashed following the 2008 financial crisis. The sweeping stimulus helped China' s economy recover rapidly but also led to a credit boom that leaders are now trying to rein in.

Parts of the package are aimed at financing the construction of public housing and railways, two important parts of China' s broader urbanisation drive.

The latest measures call for slum clearance to be accelerated. To support redevelopment projects, the China Development Bank, the country' s biggest policy lender, will set up a special agency to issue home financing bonds.

shorted at 2.94 .. Wondering when the profit taking phase will come.. property prices declined again in prev quarter.. Fundamentals not exactly rosy for property counters and i think the recent rally is more due to beta than anything else.. This is just a very superficial and vague analysis but anyone share my view?

actually there wasn' t any buliishness in capitaland until last 2 weeks ... it was hammered down badly and one of the worst performer of the STI index in 2013/2014

The nation is targeting having 60 percent of the population in urban areas by 2020, according to the plan. That compares with 53.7 percent in 2013 and about 50 percent in 2010. The U.S. proportion was 82 percent in 2011 and Japan&rsquo s was 91 percent, according to a joint report in 2012 by the World Bank and Development Research Center of the State Council

 

The government will remove restrictions on obtaining household registration permits in small cities and towns, while it will strictly control the populations of cities with more than 5 million urban residents, according to the plan. China will help 100 million people, including migrant workers, get status as urban residents by 2020.

China said it will invest more than 1 trillion yuan ($162 billion) redeveloping shantytowns this year as the government detailed how it will boost its urban population to support growth

CapitaLand (CAPL) announced that it has acquired a 60% interest in two adjacent prime residential sites in Chengdu, China for RMB752m (S$155m). The project will yield ~4,600 residential units and the first phase is expected to launch by end 2014. The group has already successfully developed and launched Raffles City Chengdu, The Loft and The Botanica in the city, and we like CAPL&rsquo s strategy of deepening its presence in key sub-markets in which they have experience and expertise. The Chinese credit markets are experiencing increasing stress as authorities opt to let weaker companies go into financial default, and we believe this could throw up acquisition opportunities for CAPL as its Chinese peers grapple with tightening credit conditions and rising cost of debt.

 

We note that the group enjoys a strong balance sheet with an estimated S$6.9b in cash and net gearing of 29%, after its recent AustraLand divestment. Maintain BUY on CAPL
